    G’day Graham – I have done something like this myself, though it doesn’t calculate loan repayments – only cash flow position for a given rent and property value (loan = 80% of value).

    My headings are as follows:

    Purchase Price
    Deposit
    Amt borrowed

    INITIAL PURCHASE COSTS
    Deposit
    Prop stamp duty
    Loan stamp duty
    Loan app fee
    Contingencies

    CONTINUING INCOME
    Monthly rent
    Weeks/year occupied
    Total income

    CONTINUING EXPENSES
    Loan payments/mth
    Prop manager
    Body corporate
    Insurances
    Rates/water
    Maintenance allowance
    Total pre-tax expenses

    CONTINUING TAX DEDUCTIONS
    Loan interest
    Property management
    Body corporate fees
    Insurances
    Post 1985 bldg depreciation
    Rates/water
    Total tax deductions
