approaching the bank

hi how do most people approach a bank on wraps what do you say do you ask if they do full discloser loans and take it from there or see if they’ll give you a loan with no due of sale in it or just tell them excactly what you are doing from day 1 and see if they will loan you the money. any thoughs would be great.
