    today i put an offer in with some subject to causes such as builders report and pest control the agent rang up later and asked what i’ll be lookin for are these causes common in offer contracts cause i thought most people use these causes.

    Yeah those clauses are common. You should always have an escape clause.

    A couple of other great subject to clauses I use are:

    Subject to “finance suitable to the purchaser”
    Subject to “Approval of my business partner” (even if the business partner is your cat)

    these are great “get out of jail free cards”

    Always set your goals further than you can reach
    – Then stretch that little bit further

    I also use clauses for renovations/additions etc – have they been council approved, and if not the vendor has obtain approval before settlement.

    Deep sewerage or sewer tanks are in accordance with the health act,
    and written confirmation that the property is zoned what they say it is, ie R20 at 10012sqm.
