    hi all again,

    what do people think of buyers agents?? ex Real estate guys who search for property on behalf of the buyer and work in the buyers interest. They say they can get $10ks of a property cause they know all the tricks etc and can negotiate well. They charge a % of the final price for commission but say that its a lot less then what they could save you. Any Thoughts on this?

    Hi Dr Bell,
    I actually have a similar question. Since I live O.S. what is the general opinion of using services that find properties for you? Are these the same ‘buyers agents’? And then leading on to the question above, “are they worth their money in bargaining for the property”? Can anyone maybe offer some references so we can look at what they charge.

    N.B Obviously there a plenty of risks here, but lets assume we’re talking about quality services.

    I’d like to reply, as one of those agents, by showing an example. I found a brick duplex for $145k, each unit returning $160pw ie total $320pw – their repayments on a 100% loan (USING EQUITY FROM THEIR HOME) approx $181pw – I reckon that’s a pretty good deal for a fee of $400.

    ok so you got it for 145k. whas that the whole dublex (+ve geared) or 145k each and therfore -ve greard. BTW what was that the asking price – or was 145 k below the asking price.

    that was $145 for both and very +ively geared
    that was about $10k under market average which was $80k per unit – they have since made cap gain of about $50k since july 02 and if they were to strata would probably get $120k each unit

    Hi Hilary,
    Does sound awful tempting. I’ve been keeping a close eye on the Coffs Harbour area for a while. Do you know a local Buyers agent over that way? I’d incorrectly assumed that buyers agents were someone you’d only find in the city.
    If not are you a member of some sort of professional ass’n that I could ask?

    As far as I know there is no association for buyers agents in NSW, but there is one in qld. I have some contacts in coffs, it was a good area last year, so will see if I can find someone for you and will email you if you’d want. ??
