    Evening All,
    I have regularly used this tool to do the initial numbers on a deal but I find on the long numbers that deals are either neutral (I/O) or negative (P&I). I realise that with a Wrap the eleven second is a good start but with Buy and holds (Rentals) it would seem to me that you need to go well below an 11 second to make a profit. Is this the experience of others or am I missing something ?

    I seem to have the same problem finding positive cash flow properties using the 11 second tool.
    I wonder if one can use positive gearing – initially, put some of the surplus cash (I wish) towards paying off a certain amount of the loan (to reduce costs), and when one reaches the desired result revert to Steve’s plan?
    Any comments?
