    My question is: :”do you need to see the property before you buy it or can you make an offer from seeing a property on the net?

    Use the search function and type in “sight unseen” selecting SUBJECT ONLY and it will bring up a list of threads started on this topic, which has been done to death!!!

    As for the above topic, there are arguments FOR and AGAINST buying sight unseen, it just depends on whether you feel comfortable with it.[whistle]

    Buying sight unseen is a personal preference. If you are happy with the numbers and feel confident with your propery inspection and legal team, then there is no reason why you wouldn’t buy sight unseen.

    Buying sight unseen is very common especially with off-the-plan sales. These types of property purchases usually have ‘subject-to final inspection’ clauses though to give the buyer some protection.

    I cannot stress enough how important it is to get an impartial final inspection done. Do not use someone that is recommended by the agent or the vendor in the area you are buying the unseen property!

    Claire,
    Can only concur and re-inforce Rob’s commentary on impartial final inspections.

    Recently, an acquaintenace who bought IP on Hope Island in Qld (new construction). It was due for settlement on 6/12 and all was completed. However, there was no final inspection done and when she flew up to view the property, there was still builders equipment inside the apartment, the kitchen unfinished and some hastily finished and poor quality work.

    Most my purchases have been sight unseen. I believe seeing a property sometimes sways the decision process.

    Silly things like oh I don’t like the colour, or that yard is not tidy. Emotions may kick in instead of decisions based on numbers which should be the priority.
