    Home in NSW for $150,000 with a $475PW return!
    What do u guys think??
    its a 2290 sqm block with a home and 5 flats on it

    Hi NAthan,

    Without commenting on the specifics of the property I would suggest you edit you post to remove the reference to the town as you may create a bidding war for the property.

    Nathan are you crazy – why are sitting around telling us about it – go and get it before it goes throgh your hands. Its a 16% return – don’t think you can find that anywhere anymore.

    I don’t know how you came across it but its a sure good deal. Great return – go for it.

    haha, vindicated, love it when that happens.

    I told you guys that the CF+ves would pop back up in Aus when the ‘crash’ happened (the good side of a bust is cheap buying opportunities!) and it seems they are starting to.

    time for hallelujah?

    Maybe it will become like Auckland, Auckland city being the number one highest spot in NZ for cashflow returns, according to the latest KPI magazine!

    Whats the vacancy rate? Council Rates.

    I have found a few blocks of flats with similar returns , however taken the above into consideration they wernt viable.

    Thus far it sounds good, but do your due dilligence.

    Looks OK on paper. Can it be subdivided? You could get the house for free if developed correctly.
