    Hey I am cynical by nature (must be the scorpion in me) but I love people to do well, more than happy to share my perspectives and to give out tips, but so many …..er dont listen….lol

    And not that they should, to me that is. I’m a novice but for me I have been to where- who was it? AD? said, 3 steps and on the third with two business dealings?

    Well I have come from a family background in business. I started at the ripe age of 8. Went to work from High, then down the raod, opened my own business, then another and another, sold and moved on. Went to study and went back to business for 6 years, bought a second block of land, and started in shares (so I did it the reverse way around) then moved to properties. I couldnt get there until I went and worked for someone else…they didnt have lo doc loans then, and self employed people were considered unemployed!

    So I went to work for someone! Bingo got the loans. SO I have done the steps, just waiting for the next ferry….to take me on yet more unchartered waters…looking forward to it.

    but shall I pay the ferryman?

    I don’t think people are looking for the MAP participants to fail. I just see this thread like any thread about a guru. I think the MAP publicity would have been a very clever marketing ploy for Steve- not that there’s anything wrong with that.

    I just like a bit of democracy with my discussions. Some will praise, some will approach all property investing seminars etc more cautiously.

    Steve’s an adult- i am sure he would welcome all perspectives. After all, most of us are sometimes asked to justify or explain what we say or think or do- I think that’s healthy. I am sure it’s nothing personal- just people seeking to have differing views on the same topic.

    The Secret to How to Eat an Elephant
    ===============

    It takes vision to set big goals and courage to try to achieve them. Over the last few years I’ve been able to accomplish some rather significant achievements, like building a massive property portfolio and even writing a best selling book when I barely passed English in my final year of High School.

    This isn’t a chance for me to pat myself on the back, just to recognise that if I hadn’t taken some massive action then I’d probably still be unhappy working as an auditor.

    All too often we stick to what we know and don’t venture out into the unknown. Uncertainty is a big killer of our dreams and self-doubts about our ability make it easy and comfortable for us to stick to what we know, yet doing this doesn’t allow for growth.

    Although there’s always a lot of hard work, faith and discipline required, once you’ve attained your goal, in hindsight it never seems nearly as challenging as it was when you began.

    I’d like to ask you a question and invite you to spend some ‘honest time’ contemplating your answer. It’s this: “Thinking about a big goal you want to achieve this year, do you really believe you have what it takes to get the job done?”

    If the answer’s ‘yes’ then you owe it to yourself to give it a red hot go – not tomorrow or next week, but starting right now!

    This is a point that I make time and time again in the mentoring meetings I’m holding for a select group of investors. It’s a message that I tell these guys over and over again, and I think that now for some, seven months in, it’s finally getting through.

    For example Rachelle, a 23 year old just starting out in investing, went and bought a 23 bedroom + communal lounge + kitchen + laundry and 3 bathrooms boarding housewith a cash on cash return of 35% as her first deal.

    At the time she didn’t have the necessary money to close the deal, and this was just one of the many challenges she faced along the way. Her comment on reflection was “”There were plenty of times when I thought the deal wouldn’t go ahead. Yet my doubts were just obstacles, and so
    long as I kept taking action (and seeking advice), I made gradual yet ever increasing progress.”

    Another participant, Robbo, has just quit his safe financial planning job and relocated overseas as step one in his effort to build an investing business. It’s a massive step of faith – a full immersion property investing experience, but something which he said if he didn’t do now then he may never do at all. He correctly noted that he can always go back to his financial planning position with another employer if things don’t turn out as planned.

    We might be one month into 2004, but we’re still in the dawn of a new year. What will be your big achievements this year? This time next
    year will we look back and conclude it was more of the same, or will we be able to transpose some experiences ahead to the highlights reel of your
    life?

    I encourage you to think big and to map out the next few steps to further your success. The way to achieving massive goals is the same as the
    secret to eating an elephant – take one bite at a time.

    i agree with kay henry.

    im not sure if the map participants are doing well, but for all concerned i really hope they are.

    the map program was aggressively marketed on a tabloid tv show stating that people will be turned into ‘property millionaires’ very quickly under the tutorledge (spelling) of steve.

    it wasnt subtle, it didnt mention fluffy things about being better investors and better people – it was a pitch with imotive messages like ‘millionaore, passive income, achieving goals etc etc. if you throw the pitch be ready for it to be hit back!

    this is not a critisism just the way i see it!

    It is my understanding that the MAP is well on track and everyone has really up-ed the anti to start producing some really great results.

    The MAP was always started as the working project of Steve’s potential next book and hence you can’t expect to have the results plastered all over the forum.

    As for updates in TT well maybe they don’t think a positive property update will fit in with their programming at this point.

    My 2 cents! Along with my accronym R1 URAB!

    Anyway regular updates in the Monthly Newsletter is good. We dont need a alot of detail but some general comments would be good.

    Hi,

    Not sure what to make of this post…

    Anyway, Channel 7 haven’t done any follow up stories yet and I don’t know if they will…???…

    Truth be told, the MAP people didn’t want the publicity because being on TV made the going tougher when doing deals.

    As for numbers, 20 or so started and now there are 13 left. The ones that have departed simply recognised the opportunity is not for them given changes in life circumstance and the fact that I required a blood sacrifice of their first born child.

    As for progress… everyone is achieving at different paces. Still, the latest gossip is we have our first person to control $1m worth of +ve cashflow property acquired since the start of the MAP – and no, it’s not property I’ve offloaded to them.

    Seven months in it’s still going well, not without hic cups, but I’m damn proud of the challenges people have faced and overcome.

    For the cynics… take some chill pills and wait for the messenger, good things come to those that wait.

    Thanks for the update. Your honesty is re-assuring. I love the forum and enjoy referring to it on an almost daily basis.

    Good luck to the Mappers. I too am on my own Millionaire Apprentice Program. Its just my mentors are me, my parents experiences, the books I’ve read and the forum.

    It was very interesting to read Rachelle’s (one of the Mappers) perceptfull comments.

    It is clear that the Mappers’ pursuit is very much a mental journey and therefore, anxious as we all are to know the outcome, our questioning and wanting to know facts and figures will only add more pressure onto them.

    Personally I am quite happy to sit back and wait for the 12 months period to expire.

    I also would like to tell the people who, for whatever reason, discontinued, that this real estate journey, like life, is a continuous learning process,
    and that there is no such thing as failure but just a series of learning experiences.

    I am sure that I speak for everyone here when I say that we wish them well.

    Hi everyone,

    Sorry to take so long to reply to this post, but I have only noticed it now! I don’t get as much time to make posts as I used to, but this one definately requires a reply from me.[:o)]

    We are the ones that have just reached our $1.000.000++ in positive cashflow property since starting with the MAP program. They are ALL positive cashflow and return us over 13% gross. I am not stating this so people can pat us on our backs, but simply to prove to you that the MAP program DOES WORK!!

    I will not speak for any other Mappers, as it is for them to disclose how they are going, but I will simply say that the MAP program has been amazing for us. Steve and Dave work tirelessly at keeping the group motivated, focused and challenged, and sometimes I’m sure they can think of much better things to do. They are forced to make decisions, that do not make them popular. They are decisions that must be made to keep the program constantly challenging for people.

    The realestate market is very different to when the challenge was offered. This means that we are more cautious about which deals to take, and which ones we don’t take. There are many ways to make money out of realestate, and some of the Mappers are using different techniques to us, and achieving great things also.

    Please don’t knock the program!!! We are all simply people like you, but actualy OUT THERE persisting and not giving up. We all have our “day” jobs and family responsibilities. We have two children aged 5 & 6, and they are now quite used to driving for 4 hours at a time, and then spending the rest of the day looking at property. We are making sacrifices, but we are doing it for them.

    For all the 12 deals and 15 tenants, that we have found whilst on the program, only 4 of them were even on the internet. The rest we found by DRIVING AROUND….and speaking to agents.

    If you constantly push yourself, especially when you don’t want to, you will get the results. Our last deal was last weekend – our first commercial property (a freehold shop in a large regional town in Victoria), was $260,000 with annual rent of approx $25,500 and tenant paying all outgoings. It was a new listing, which if we hadn’t been in the town at the time, we would have missed out on it.

    As for all the cynics, if you knew Steve & Dave, you would take back your harsh words about them and the program, and you’d realize that they are just people like you and I, but that they get a BUZZ from actually helping others.

    For all the other people on the program, we wish you success, for the few people who have chosen to leave the program, it was great to meet you, and you deserve respect for admiting that it was not right for you at this time. I hope that we make it to the end of the MAP program, but whatever happens, I will be indebted to Steve & Dave for a long time (in my mind). They would never accept anything from us, other than true friendship, which is the best thing that I could repay them with.

    I hope that my post didn’t bore too many people, I have probably got carried away, but please be fair and give credit when credit is due….

    congrats!

    It is good to have an update.
    And I am sure there are many out there, who have their own path to follow doing the hard yakka too with families in tow.

    For those that feel the pressures of the hunt, be that jobs, new ideas, and family, I can only say this, there will always be new challenges, there will always be new things to learn, and people who knock you. There will be opportunities won and lost, but be warned the price can also be too high.

    Keep perspective, be careful you don’t lose your friends or family in the process, because there is simply nothing worth that loss.

    I nearly lost my daughter because I was trying to find a way to earn a living and not be on a pension, I was trying to provide for her when I had barely enough to put food in our mouths. My quest to provide even the basics, by going into business and taking the risks, well……..you know, you hear of people that say the hardest thing is waiting for a phone call, but you dread picking up the phone…….was my worst nightmare.

    All I am saying is keep perspective, family comes first, there is no job so important…don’t kid yourself.

    Hey its not a downer….set your limits and learn to take time out, because, tomorrow NEVER comes.

    (it was a saying I learnt many years ago, tomorrow will always be that….tomorrow)

    Well, what can I say?

    First, I suppose I should start by apologizing to Steve and all the people who believe in his Millionaire program. You were right and I was wrong.

    I really did not think it was possible to become a millionaire in 12 months.

    But Wilandel have done it in 7 months, so you truly deserve a pat on the back.

    This is just amazing, I barely know what to say, other than to say again that I am sorry for doubting you. I hope you will forgive me for being such a b to you and for doubting you.

    And you, Steve, you really are the Millionaire maker that they said you were on TV.

    Thanks so much guys for your words of support. It means a lot to us.[:I]

    Bec, you have stunned me, and especially get a big thank-you! You have just shown that you are fair and willing to accept responsibility for your comments.

    Richmond, because we sold our PPOR which we loved, we were more determined than ever to succeed, and to have not done it all in vain. We have been albe to use equity for most of our deals up to now, (although it is still difficult finding the deals), but now we are looking at ALL options, Joint ventures, 2nd mortgages, subdivisions, anything that will keep us in motion. No money down type deals… The MAP participants are looking at the moment for a really big Joint Venture that we can do as a group. Hopefully we will find something suitable soon and I will be able to tell you a bit about it.

    Guys, have faith in yourselves, and all I can say is if you REALLY WANT SOMETHING SO BADLY, and work each and every day to do something to bring you closer to your goals, then you will achieve huge results.

    Sometimes we can be our own worst enemies. From time to time, we all have little voices in our heads, telling us reasons why things won’t work, and giving ourselves excuses to stay at home and do nothing. The MAP program has helped Will & I to look at ourselves, and find reasons to show why we CAN do itThat is basically the MAP Program in the nutshell.

    I don’t want to go on any more, because the program has not finished.. We are not posting here to put ourselves on a pedestal… We are simply confirming that good things happen to those who seek the results.

    Can you clarify the millionaire bit?
    Is that owning 1 million in property or is that having 1 million in equity, which is a true millionaire?
