    It is good to encourage each other in generic ways but I thought it would be good to encourage each other by telling your best deal in the last 3 months of propertyinvesting. Doesn’t have to be the highest profit but the best deal in your eyes.
    So lets here those tales to show those who won’t believe deals are out there that they truly are !!!

    G’day AD,
    My last purchase cost me $715k.It’s a house in North Curl Curl. High on a hill,unfortunately it’s facing the wrong direction, not over looking the ocean.Damn and blast! Because it’s raised high off the ground , a previous owner duplicated the same under the existing house.The house has six bedrooms two double garages etc.As it’s really two houses, it’s double the rent.$750wk.
    The land size is just over 1000 sq. metres.
    This place will keep me poor for a good few years.
    But it’s screeming out to be three townhouses.
    Waiting and watching for my next move. I’ve been holding on waiting for a chance like this. It took three years for it to come along.Joy,joy,joy.

    start with my favourate loser story. i bought 2000 shares in CSL on the float 7 years ago for 2.40 each. sold them 3 months later for about the same price when i decided to buy a family home and neaded the deposit. chose the wrong shares because they they recently reached $50 a share could have made 100K, i get a good laugh from others with that one. Today CSL shares are only about $15.
    a good story bought a duplex in Smthfield Plains in adelaide 6 years ago for 42K settled on the sale yesterday for 158k, i’m really pleased considering everyone said you will never have any capital growth in a govn’t housing estate.

    Hi,

    Bought a house of the northside of brisbane 12 months ago for $160000 12 kilometres from city, number of house is twelve. Recent valuation came in at $240000.
    They say good things come in three.

    Hey AD,

    I bought an apartment in South Perth for $120,000 just over a year ago. Lived in it while I renovated it for the last 12 months (I definitely DON’T recommend this to anyone!! I went without a toilet bowl for a week, because the toilet tiler could only make it 3 days after he was meant to come in to do the job) But it all paid off when the bank valued the apartment recently at $175,000. And I spent less than $15,000 all up.

    It’s my best deal because I’ve proved to myself that it actually works!

    My last purchase was listed on the market for over two years, Brineen and I had recently purchased our first IP in my name so we still had the first home byers grant for Brineen in stock. The property belonged to a lady that was now living two doors down in the same street with her new found love, and so the property was empty.This home was the worst looking home in colour that you will ever see, made of weatherboard with a iron roof, large block, reserve at rear, close to shops, school ect and in the best street in town but the colour silver and pink and no investors in sight, lucky us. Time rolled on and we watched until the owner decided to repaint, so as the job was done roof and all we pounced with a 35,000 offer, the asking price 49,000 value added 55.00. Settlement 38,000 rent per week 110.00

    I sold a parcel of shares i had in a company by the name of Virotec to attend Steve’s seminar on the weekend, they’d been slowly going down over a couple of months so I thought i’d cash them in to pay for the seminar. Wish i had of done it a couple of days later though, they were up 33% the next time i checked them ! Ah well it’s only a few hundred $$$’s not $100k [:O]!
