    hello everyone,
    i am really new to investing and have a few questions. Currently i am looking at purchasing a house and land package as an IP  and i think i have seen what i want. the question is, do i offer a price below the advertised land component price. i haven't indicated anything yet to the vendor. i have purchased property before and was able to get it at a good price – well below what it was listed for, however i don't know if this same principle works for house and land packages

    Only one way to find out…..offer a lower price and see what they say.

    You said you have ask for a lower price befor so why not  ask know. What can they say ,if yes well you need to buy me a beer or if no well ask then why not or go for better deal.
    And buy the way they want your $$$$$$.

    Definitely worth asking for a better deal, they can only say no if you ask. One way to look at it is see what the price in a few of the surrounding areas and if you can show cheaper prices, it's worth pointing this out and they might bargain for your business.
    If you are also unsure and want a lower price, you can put a "subject to valuation/finance" clause in the contract.
