    In my search for cashflow + properties I have realised that it is more than likely that one will find a need to start buying in other states to meet their goals of continuing to find cashflow + deals.I have not found my 1st 1 as yet & feel more inclined to buy within 2 or 3 hrs from home initially.However I am still looking interstate & was wondering whether anyone has been in the situation where they find a seemingly great deal,believe it to be worth further investigation but for them it is unrealistic or perhaps impossible to actually go & inspect a property that may be on the other side of the country.Has anyone used a kind of buyers agent in these circumstances whereby this agent will complete your due diligence for you and help you go through with the purchase if you decide that you want to?Is there such a sevice provided in the realestate industry?     There’s a good article in the current API (Australian Property Investor) magazine about this. In short, yes, there are people using buyers agents successfully to buy site unseen, just be careful to have a buyers agent who can be trusted and isn’t just a front for a selling agent. They also recommended finding an agent who has received certified training as a buyers agent although they stated that some buyers agents didn’t have this.

    PS You may also want to think about going money partner with someone who can, go and look at the properties for you, too.
