If your going to restrict yourself to qld……

Maybe take a look at Toowoomba. I think its still relatively good value with potential growth, low vacancy rates and decent returns.

I just had a tenant move from Brisbane, based purely from the 'value for money'…. or maybe my rents are too low.

    Anyway take a look.

Im also looking at smaller apartments on Chevron Island(next to surfers). No worries getting a residential 1 bedder with decent returns. im not sure about growth though as its being stagnant for a while i think.

There are a few townhouse developments in Robina geared for uni students, modern with great returns(for most of the year anyway).

    Good luck

Hi depends on what you are looking for. If it is positive cash flow property than I can recommend you look into the Bowen Basin where you can still get 10% plus yields. If you want both positive cash flow and capital gain than the Surat Basin is worth looking into as well

If you are interested in locating a cashflow property and are willing to pay a fee for locating and negotiating,  buyers advocates can save you time by locating properties, providing important information including industry, rentability etc. and often also save you money due to relationships with agents across Queensland.

I would be more than interested in chatting more and seeing if we can help you. Feel free to email me on [email protected] or call on 0423 052 513 and we can discuss.

    Thanks

    Simon

    Hi Simon

Where exactly would you recommend buying in the Surat Basin?  – there are several areas to choose from.

There certainly appears to be a few projects on the board in the area.

    cheers

There does seem to be a lot of infrastructure being put in place in Surat. There are also a couple of natural resources being given the nod from the government (underground gas useage, etc). Also it appears to be becoming an agricultural mecca which should raise employment.
    Cheers,

    Hi fingerscrossed.

I would recommend you do some research by looking at Surat Basin on google…

I am willing to recommend some areas and share some research but I would want something for the time I have put in to it.. As you know I am a buyers advocate so all these things cost money..

If keen email me on [email protected] and we will come to some sort of agreement..

    Cheers
    Simon

I am going to look at Logan,

    26 K to Bris
    255K medium price (http://www.domain.com.au/Public/SuburbProfile.aspx?mode=buy&suburb=Logan%20Central&postcode=4114)
    310 medium weekly rent ( http://www.rta.qld.gov.au/zone_files/stats_june_qtr_2009/bsd_3_brm_houses.htm)
    Had good capital growth
I think it will continue to (close to brisbane, "bad" suburb, good cf+)
