    hi bob why is collinsville so hot and cold I have a property there for rent that sat vacant for 6 months just got it rented again last month.

    Pro investor with out knowing your property that's hard to say.

    But from my knowledge of the area people have snapped up these properties for $40-50k back in 04 with large 1000sqmt blocks and done nothing to them at all and are expecting people to pay them $300-$400 per week for an old Queenslander with not a tree or bit of privacy.

    Take a drive around and think to yourself would enjoy living in one of the many houses with dead lawns, standard chainmesh fence, no insulation,20 yr old kitchen and bathroom…hhhmmm not me

    The money is in the town and people will spend it for the right accomodation but it's not being provided.

    The reason we are going to the area is is to revamp 5 existing houses for an investor.
    Fully fence with timber  ,Concrete drives,sheds, reno of kitchens and bathrooms the works. We have a big job removing what's already existing and have a number of large skips booked to be delivered from Bowen.
    The investor expects to be able to attract the right tenants at around the $400+ mark  once completed.

    hi bob

    The house is a 6 bedroom 3 bathroom 1 study house in the main street behind the news agent fully airconed and been renovated top to bottom and now fully furnished witch it wasn't before rent for 600 a week but i still find it hard to rent

    I was unaware that any 6 bedroom houses existed in Bowen for rent , I know there are a few 5 Beds around one being in Sonoma asking $500
    I guess you could call it a revamp but honestly it's sitting out in the open , no privacy , with some tin for carport and some old chook sheds of sorts out back.
    It just does not show comfort,privacy or entertaining.
    I could not see some one wanting to park their shiny new car under a sheet of tin , walking upstairs to fibro lined room , with a old lino covered floor while the AC hanging out the wall runs flat out in an attempt to cool the non insulated house.

    i don't want to sell but i'll put it on the market for that price if some one wants to buy it

    I know the property now , I looked at it back in early 07 for a client.
    12 months later it was back on the market for double and now note the price has jumped even more .

    I think if you screened  off under the house with say horizontal slats and a new paling fence around the sides and rear the place will be very tidy and give that feel of privacy.
    Drop a few 200x 75 treated sleepers with some mulch around the front garden and two pack the front gates and panels black  it would look 100%.
    Even a small timber fence , say brush with timber cap with black coated gates would look good.

    As you know first impressions are every thing when it comes to selling a house.

    I will say the property looks neat inside but the outside needs some finishing touches to pull the dollars!

    I just put my rent up in Dysart from 700 to 850 pw and I was told I was being conservative!  I understand its quite true that some are renting now for 1100 pw there.  And prices have moved a lot too recently, API predicted Dysart as one of the top hot spots for the forthcoming year and it seems they were right on.

    If only I accepted some houses at Dysart when they were virtually giving them away ..lol
    Not a hard call for API to predict with the amount of mines starting in the area and the distance to Mackay/Rocky

    I'd be keeping an eye on Proserpine
    Will Proserpine Boom From Shale Oil?

    Yes the Shale Oil looks to be lots of talk at the moment but reliable sources inform me it's an almost done deal.
    Just today I was contacted for construction costings for the 2nd time on the site and near the site.
    Plus the local council will not sign a long lease on the moto track to the clubs after spending a few hundred thousand preparing it for their use. Reason is the mine will possibly l want to use the area including the airport.
    Sure Save Our Foreshore SOF are jumping up and down but they did exactly the same to the Port Of Airlie Development and Shute Harbour and a long list of others.
    I cannot go into to much detail but I'd keep a close eye on it all the next few months.

    Bowen is another strong contender with the possible Refinery and Abbot point expansion aswell as Collinsville mine activity pushing rent and prices up.

    For info,
    Yesterdays headlines in Townsville – Uranium dig – Mining giant takes new look at yellow cake deposit.  Essentially a Canadian company are exploring the possibility of a new mine just 50k from the centre of Townsville.  The paper indicates it is a done deal at some stage, but the mining company are exploring it's possibilities, upgrading access etc over the remainder of the year.  It will be interesting to see what happens.

    My hindsight is always 20/20 too

    Looks like the asking prices in Dysart have jumped about 90K in the last few weeks – no doubt influenced by the jump in weekly rental. There are now property ads confirming weekly rent at the 850pw level.

    Time to get the property revalued

    With the prices on the up, I'm thinking of doing some improvements on my Dysart place. 

    Probably a kitchen/bathroom/builtins + deck reno.

    I'd be extending the deck – does anyone know what the local council is like to deal with for that kind of thing?

    Gone are the days of buying direct from BHP for a few k , but back then Dysart was dieing.
    I remember doing work on 60 houses for Qbuild ten + yr ago and staff had the option to buy the houses direct from the mine for 20k . Many didn't because they were only paying $50 per week rent or some thing silly ,so what was the point.

    Daedalus  for interior reno council do not need to know , but the deck is another issue.
    Next week I'll be catching up with some of the right people , I'll try and remember to ask who is the easiest to use.

    Daedalus,  More to the point, do you know anyone able to do a reno like that for you?  I too would like to do my two places there up a little, both are high sets one has been done downstairs several years ago and needs work, the other one is only half filled in with gaps still and a bathroom started but with only a toilet.  Can anyone recommend a good building team that does this type of renos in Dysart?

    Daedalus be careful a couple of weeks can turn into months when people know a builder is in the area..lol

    Every time my guys get a little cheeky I threaten them with , " I'll send you back to Dysart, Nebo or Moranbah if I hear another complaint" ….. works like a charm!

    I was just roped into Hamilton Island aka Rock , for HIE after two years trying to get me back.
    I can see it will take me another 2yrs to get off the rock  I bet!

    I have several houses in Collinsville which desperately need some work.
    (mostly cosmetic) but as we own a business find it hard to get a couple of weeks to spend doing the work. Would you be interested in looking at them for us.     My biggest issue is what time we have available in the area as we are very busy.
    I possibly have exra work for QBuild in Collinville and again in Bowen, if so we might be able to sort some thing when we are in the area again.
