    Don't worry man! I'm paying 8.8%

    But I quite like my PM. She does a good job and the paperwork gets sent each month. Unfortunately this rate was comparitable to the general market, but I did choose her over a guy offering 8.6% (the cheapest!!) because I think if you have a good rapport with them, it's a good start to effective communication. I don't mind paying the fee, it isn't worth the hassle (or contact) for me and it is tax deductable. Unless you have more than one in Perth or have been on an agreement for ages, it is hard to negotiate the fee.

    Best of luck with the tenant! No doubt the PM can help you get it back on track easier.

    Yes the PM is LOVELY! Very understanding and when the PM met the tenant there was some very nasty words said by the tenant. Tenant turned into a honestly a 'monster' I was speechless!

    So now I have a PM thank you all for helping me through this crisis.

    Now Im sure all the rental arrears will get paid, seems tenant overlookied' them.. I didnt. Plus all the other little things … you know!

    My next aim, I will need help with is in getting my 2nd property. Its a 12 month goal.

    PS. There was an extra tree cut down!

    It wasnt stated on the plan of trees they are cutting down  now I want to sue them or get compensation. I feel like an evil monster. But I feel like everyone is taking advantage of me.

    You are not the evil monster; the tenant is. You are providing them with a home, taking all the risks and they are showing you no respect.

    Take all the action necessary to bring this person into line, and then kick them out! Just kidding.

    Give them a little time to make things right (not too long), and if they continue to cause problems and don't look like toeing the line, then kick them out and sue them as well.

    I detest "the world owes me something" people. Sounds like your tentant fits that description. What you need to remember is its your money at risk, which you have earnt. If they want the same, they need to do the same and its your right to protect the money you have invested.

    I just looked up about the fire alarms, and they arent req until July 1st so guess what…. on the day before she can have one and not a minute sooner! I would rethink this, as the tenant has stressed a safety issue, working with a safety company I can assure you insurance companies will use any excuse to skip out on paying.Heck they cost less than $5 each and most houses only need 2 to 3.What’s that compared to a human life.'Those who are lifting the world onward and upward are those who encourage more than criticise.'     The point is about the smoke alarms Colin, that the tenant can get them as easily as I can, if its such a big issue she should get them! Before the tenant pees in their pants! The tenant is making me sick, they lie, cheat and steal, and break laws.

    I am abiding the laws, tenant can wait until the legal date kicks in, and if they start a fire..i have malicious damage insurance, and i will press charges from every criminal angle I can, as well as psychological… investigations i am sure i could arrange for them… I know you mean well and i know they are cheap the point was more so that the tenant needs to play it fair, and not use me as if i have money to wipe my butt with,most of us don't, I wish i did!:-) Nice new money too with no germs on it! Even better!

    It looks like you had enough of these tenants, so just get rid off them. There are many nice people who are excellent tenants.

    About the  lack of fire alarm; the point is, what you will do if your house burns down accidentally? Your insurance company may refuse to compensate you because you did not have fire alarms in your house. Law or not law i recommend to everyone to have
    adequate number of fire alarms installed. By the way, the tenants have no right to install anything into your house.

    Lets tell them that! With the windows they took out and the AC they put in.. PM can take care of it now, I wash my hands of those tenants. I will just keep an eye on what the PM is doing..much easer :-)

    If the tenant has an issue with smoke alarms, they should put one in rather than pee their pants!

    Send a letter to your tenants informing them that the rent is increased as the house is airconditioned now.

    Things have gotten worse, tenant is now making up lies to the property manager, which is fine because the pm got a taste first hand of what the tenant was like with the walk through, the shouting and swearing! Not to mention the extra dogS! Yes Multiple.

    I wont raise the rent again, i just put it up..  that wouldnt be fair. (But i am starting to want this *&^% OUT)

    We had a tenant recently who fell down the stairs, she then said she was thinking of suing due to the stairs not being safe, so we had them assessed and guess what, they were fine. Then she said she was injured and could we carpet the stairs for her so she could feel better, so we got a quote just to keep her happy, we said we would think about installing the carpet down the track. Not happy with this she insisted we repaint the top rail if the stairs to add some grip to it to "stop her sweaty hands slipping". She then said she was unsure if she was going to sue us for the fall she had or not. Even though she admitted to the rental manager that it was her "silly fault" that she fell down.

    So I was up there doing a reno on another of our properties and got a mate of mine who was up there with me to lightly sad the rail and paint it to keep her quiet. Then 6 weeks later when we didnt renew her lease its "why, what did I do??".  Needless to say I now have a new tenant and an additional $10/wk to boot.

    Looks like you have had all the good advice, heres my story-

    I have a tenant who was similar although i have never had to meet her, thank god, i have a PM.
    Anyway she complained so bitterly and constantly that my PM suggested i give her notice (PM was fed up, its the first I had heard). 
    I agreed with her and we did, the  next thing i hear is that the agent is going to the tribunal because the tenant has complained to the Rental Board!
    It did not go in my favour as the Magistrate said i/we were being ‘retaliatory’ (he was right)
    He said i had to paint the townhouse and repair a few minor things.
    This all cost me $3500, and we have raised the rent from $165 to $200 which tenant is paying happily. 
    The upshot is i am getting a 55% return on my investment in the 1st year and using Steve Mcnights ‘Rental Multiplier effect’ (from his book 0-260 properties in 2 years) the property is worth up to 25k more!!

    Hope its all going better there, I would be flicking her too, she sounds like a bunny boiler to me.

    after the crazy lady burned my flat down i had two thoughts .
    the first was thank god the small child was away in the care of the grandparents….
    the second was  why didnt i fit smoke alarms ?

    my insurance broker and property manager handled the rest

    good lessons learned for the future

    After reading this thread about poor psychiatrists shocking experience, I must admit, at least your sense of humour has stayed intact!  I'm presuming that since the thread is about a year old, that the dear tenant has long gone the way of the dodo (fingers crossed for psychiatrist)

    I just wanted to mention my experience, which was utterly wonderful!  Originally when I had a new tenant in, I did have a PM, I did however keep in close contact with the tenant who was a middle aged lady with her elderly parents as they were very nice people. 

    Eventually after a year (and I may be wrapped over the knuckles for this) they were the ones who suggested that instead of me paying the property manager, they could pay me directly and I just needed to change the RTA over to my name so I could look after the bond.

    Pure joy! After the paperwork was finalised, I was over (more as a family friend) helping to change a lightbulb or cutting back some trees for them.  I was always invited in for dinner or they would give me a cold drink while i was working outside for them, they even wanted to PAY me for doing the work for them!!!

    I was sad to see them go, but they always had the dream to one day buy a house for themselves, they even offered to buy my house they had lived in for two years.

    Guess my point is- for every horror story, there is (hopefully) a happy story to go with it.  Its just a roll of the dice!
