    Hi everyone,

    I'm considering building duplexes or triplexes but not sure where to start. I have the time to do the research etc and would like help with the following.

    Reputatable builder in the Newcastle area.
    What costs I need to factor to determine if project is viable
    What is a reasonable after fee and CGT profit to aim
    Is there an excel spread sheet on this site to help crunch the numbers

    Any other tips appreciated

    You can get answers to these questions by joining the property investing mentoring program. The spreadsheets/templates for crunching the numbers alone are well worth the money. I can thoroughly recommend it. There may be other resources that you can buy if you can't get into the program. Well worth asking the question.

    Hi Swany,

    As a start, give Valleyhomes a call. They do alot of duplexes and investment properties in the Hunter area as builders. I have had some dealings with them recently and they seem to be on the ball. As they do a lot of investments, they would be a good starting point to get estimates of costs, council fees, headworks charges, surveyors etc etc. There are many others that you can have an initial consultation with and after a few you should have a very good idea what you need to know. Feel free to PM me if you would like some more names, or just do a seach (google or even yellow pages under builder, look up websites and then visit those that have experience in what you are contemplating).

    G'day Swany,

    Im looking to do exactly the same thing on a corner block in Waratah. (1, 2, or 3 'villas')

    In the very early stages of looking at the feasibility (or otherwise) at this stage.

    Im having a casual chat with a quantity surveyor next week which will hopefully shed a little more light.

    Have you looked into the DA process with NCC yet ??

    Hi Craig,

    Since my post I have had my head buried in Michael Yardney's "How to grow a Multi – Million Dollar Property Portfolio" book. A good read which has made me think a capital city might be a better location. So the short answer is,….no,,,, not yet.

    Is this your first project?
