    Well, to all you out there who say it can't be done, with some reading, research and finally a trip to the area to see if it all was as good as my results said… I found not one but several paying at least 9.5% return.  To all the naysayers that say you can't find them anymore, they are out there, lots of research starting on the net and then if you are not comfortable buying sight unseen, a trip to the area to check the deals out is worth it.  No.. i'm not going to tell you where they are, but if you subscribe to API and Your Investment Property, and read the wealth of information here, then you can find them.  I only bought one… wish I could have bought them all but in the end I had about 6 properties to choose from.  Happy Hunting!

    Its great to hear you found a positive cash flow property. As you said, they are still out there….it requires more research and sometimes bit of creativity to create the positive cash flow.

    Why dont you tell the forum where ? 

    If you did you might find that the others for sale in the area would sell real quick and even drive the prices up.

    Tell the forum!!!!  And then you can't work out how to find your own deals.  I'm happy i'll be getting excellent growth… predicted at over 20% in the next year.  And…i'd like to see if I can get another one before everyone else does lol.  But its not rocket science, just follow all the tips here and you can find them yourself, and get out and go look at them, do your OWN numbers to see if the deals suit what you are looking for.  I've been reading here and researching deals for years, and after a couple of years break because of a workplace injury, i'm back into it again, and hoping to do more next year.

    well MR HG wells you are a nice piece of work.  sorry buddy but you are one major &%^#.  You mention that you found your property based on insights given in this forum whereby otherpeople have shared their knownledge and insights and then you highlight the fact that you are not going to share information in return.

    errr…Its Ms thanks, and yes i'm a nice person how kind of you to point that out.  I took the advice of researching, reading, attending seminars and doing my homework, NOT asking where are the +CF deals and waiting for them to drop in my lap thanks.  No one on here told me where to find the deals, and nothing here says I have to give you all my hard work on a plate! And… i've given away to my friends and family about 10 deals that I couldn't do myself because of my situation, so yes… what comes around goes around, I did my research and took the kind advice on how to do it from here gladly and contributed back as well to this forum,  I was offering encoragement, that if you do your homework you too can still find the deals, not asking for a free handout for where to find the deals, everyone's situation is different. You my friend.. need an attitude adjustment fast, and yes karma is a great thing  didn't expect to be attacked here like that, leaves quote a sour taste to posting here after being here for several years.

    I agree with you HGwells. Many people think that the world revolve around them. Hardwork, research etc  are the only way forward. I too have found +ve cash flow properties recently at >10%. Capital growth >15-24%. I brought one and wait to build up some cash to buy more. Wish those pay checks come earlier. Refinanced recently. I have 3 so far and I am excited that no many people know about this boom town yet. I look at 100+ properties a week and created a calculation sheet using excel. There are so many tools out there to use as well to support my findings.

    hi to all,

    It's good to know that +CF ar still out there! I bought one 3 years ago in SA! And yes unlike hgwells i wil say from what town i bougth by IP's. It is the fastest growing regional town of Port Augusta! You can still find 8%+ as there are still opportunities!
    Rents are increasing all the time as a result of high demand for rental vs low supply!
    Even though you find an area, if you share it others can benefit and learn! As a result you will get even more in return!

    WELL DONE Ms HG … unlike one post here – I too have a highlighter and a ruler :-) .. and yes, the tables you will have looked at do give you a good idea – but you also have to do the groundwork, as you've done … good stuff :-)  Am also closing one this week *grin* .. they are out there :-)

    Marc,  The town is about pop 5000, and growing, with an obvious shortfall in decent housing and huge growth in employment.
