    Hi, there
    How essential is it to have a signboard posting your property for sale?
    Plus, if it's essential, should it be a text only sign or needs pics of your property.

    Hi Carol, don’t know what your situation is. But I do know that by not having a sign, you are sacrificing some exposure to potential buyers.

    I bought my current and previous homes after driving by the properties and seeing the "For Sale" sign.  I hadn't intended to buy in either area and on seeing the signs, decided to take a look out of curiosity. So a sign is definitely a "must" IMO.

    I think having pictures on the sign is only an advantage if the property has some features that you wish to highlight that are no so obvious when viewing the property from the road, such as a nice landscaped pool or perhaps a period character hallway. It probably doesn't get you much if it only shows a photo of the front of the property or some non-descript bedrooms.

    Hi carol,
    if its any help. I have purchased several times over the years becuase I drove past a property that had a board on it, that I may have normally missed. Interior pics help too!

    yeah, tempting as it is ego or privacy wise to go for the no sign option, it is much more effective to have one – even if it is only to help potential buyers locate the property. All the best with your sale.

    Hi Carol,
    If you are considering selling your property, you want as many prospective buyers as possible. Having a sign board with some photos makes it more visible to people and therefore creates awareness and demand.

    we are  "stalking " several houses in our area and would be horrified to discover one had sold without us finding out !
    i am not sure why but a friend had his house " quietly listed "
    he had bought it for cheap and lived there a year or so before selling, it needed a total reno,
    as he was moving out a friendly neighbor  from the town houses up the street came  to see if he could buy it as he loved the street but needed a house, he let slip what he thought it was worth and a sign would have been a very minor inconvenience

    Hi, I'm having one put up tomorrow, not having much luck with the newspaper ads.

    My last house attracted 30+ people on the 1st day with no signboard. 3 weeks later, it sold at auction. Everybody knew it was for sale even though there was no signboard. The house across the road only had a quite small sign just www. something & the telephone number. There was a large crowd at the opens & sold at auction above reserve price. Mine sold above reserve too.

    So there you go,
