    Hi All,

    Great posts so far guys and girls! Just purchased two properties today! Both in SA, one for 145K and the other for 162K. Both on 800m2 + and should see excellent growth potential!

    Hello from Melbourne Australia,

    PPOR: 300k bought for 90k 20 years ago.
    1st: 400k bought for 70k 15 years ago, 250pw rental
    2nd: 400k bought for 135k 10 years ago, 280pw rental
    3th: 620k bought 4 weeks ago, will be settled in 1 month; 1085pw rental until oct next year when it will be come PPOR
    4th: 275 bought 2 days ago, will be settled in 2 months; 250pw rental upon settlement.

    LVR ~ 43%.

    I expect to reduce the LVR to about 35% next year, and then double the portfolio in the next 5 years, to double again in the next 5 years after that. Then I plan to retire – no need to be greedy :-p

    lol wow lesson to be learnt here-when in internet land all standing around beating your internet chests about who has got the biggest ……portfolio…… do not dare doubt anyones answer hahaahha short fuse anyone? I always find internet fights amusing-its like arguing with the tooth fairy

    Hi Blogs ha ha … prove it … it's not the number it's the nett value eg; 30 properties x 100k each = 3mill or 30 properties 300k = 9mill.

    It also depends on Cashflow and finance structuring which we r just going through again with citibank who have been good to us.

    My finanial answer is i don't care what other people own or should i say how many i own – i have been taught to focus on my goals and my financial targets which get adjusted on a weekly basis as you should know.

    I know we are in the top 5% easily and am grateful for being so lucky and fortunate in a lucky country – except for the tall poppy people, so i pick up my new sexy c200 mercedes in September, i reacon lifes good, so good luck to you and keep buying.

    Im 25 so im just a newbie:
    *1 PPOR – Bought $325K Inner west suburbs – bought 2 months ago(Value would be much higher now since no new townhouses going under 350K in Melbournes inner west
    *1 IP – Bought 175K in Feb07 – Valued 190-200K in surfers paradise

    Hi Nucopia,
    You have a good pos cash flow portfolio there! Good work.

    Property 1. Home paid $142k valued $350k owe $118k (originally paid $80k but did extension)
    Property 2. Cairns paid $80k, valued $140k get $150 per week rent
    Property 3 Kalgoorlie paid $136k, valued $230k get $270 per week rent
    Property 4 Deception bay paid $180k valued $220k get $190 per week  (about to put it up!)
    Property 5 George Town, Tas paid $145k, just settling now, get $175 per week

    am about to start to look for a pos cash flow property to balance out any negatives we have. Am also working on reducing home loan debt!! I hate looking at it!! Have found a new strategy I am working on. :)

    lol so which one applies to you? Do you have 37 $100k properties or 37 $300k properties? And mate a CL200??? Urgghhhhh sexy and CL200 should never be used in the same sentence lol, how ablout a CL55 AMG?? Yeahhhh baby!!!! Anyway well done, you certainlyhave done well-so do you care to explain how you have gone about your journey form property number 1? And BTW you caught me out-I was including blocks of land ;)

    1.  No it's a C200 avongarde black with grey latest model all the extras 50% cash & 50% lease for tax … the cl55 would be for my hubby but he's too miserable until he turns 50 or thats what he said.

    ppor value $550,000 loan $65,000

    ip1 value $600,000 loan $205,000 rent $275/week

    ip2 value $190,000 loan $95,000 rent $105/wk

    ip3 value $240,000 loan $195,000 rent $240/wk

    1st 2 ip's bought for growth, 3rd property bought for cashflow.
