    Just been thinking about this today and am interested to see if anyone shares the same view as me…

    I think Wembley apartments are undervalued, they are 4km from the city, near the freeway, not far from Subiaco and only 10 minute drive to the beach. You have Osborne Park round the corner and are near parklands and Herdsman Lake.

    There are a lot available in the area, and prices increased a lot in the last couple of years (but so has most of Perth). The fact is you can still buy a 1 bedder with a carparking space for 120k, or a 2 bedder from around 140k. I think there is some catching up to do…

    I live in Melb now and cant keep up with everything like i used to…

    ECU Churchlands will be closing down in about 2008 (Mt Lawley and Joondalup will grow larger) that will take some of the students out of the area..

    Large Competition base with so many units in the area..but hey rents are increasing vacancy rates are low and i have a friend who has done really well with units in the area and nearby..

    ECU closing down? Whats happening there?

    What will happen with the old site??? ANything been proposed yet?

    Will be turned into housing development blocks, i think only the oval will remain and some nature areas..4 buildings have already been bulldozed.

    Part of a deal with WA Government for the land at Joondalup from memory..its been slowed down as they were supposed to be out of Churchlands in 2007 at the latest.

    Thats good news for property owners in the area as new developments usually come with higher prices in these near city areas, and we may see a ‘Subi Centro’ type of thing happen to the area where an old ‘semi-tired’ area is revitalised.

    It may also wake up property owners in the area and there may be more renovations etc…

    Just a thought….
