    Hi again,

    I really do not want to post anymore to this thread cos it looks like I am talking to myself!

    Its 4.30pm and no one from this site has posted a reason why my post was deleted nor has the admin sent me an email. I really think this is poor taste as I have found this forum to be the best in Aus.

    To all PI members – the deleted post was about welcoming you all to use our on line chat since this web site does not provide it as I know a lot of you use our private message system.

    Hello,
    I sopke to a mortgage broker about this 70% issue and she stated that it is in fact not a set rule but decided per application.

    I have a listings for recommended mortgage brokers on the web site – these are mortgage brokers who were recommended by people who use them. I am currently upgrading the list and adding in the names of the people who recommended in the next few days.

    You need to be a member to access the listings (I also have one for property managers) but membership is free.

    There are two books in existence that have fundamentally changed my life in regards to money and wealth. Rich Dad Poor Dad and The Richest Man in Babylon.

    Rich Dad Poor Dad showed me that you can become rich if you stop and think about where your existing advice and knowledge comes from when dealing with money. The Richest Man in Babylon showed me how.

    shaunwalker has demonstrated the power of forums with his post. You can read his post and make a decision for yourself whether you should go or not.

    I am not hear to make a buck out of investors – my web site is there to provide free and independent information – to help people with investing in New Zealand. The benefit for us is that we learn from our members.

    I come from a different angle than RM. Good luck to them and I hope they make people rich – whats wrong with that?

    Hello all,

    I am not saying there are good or bad in their concepts etc… But I am concerned at this referral web site strategy. Why do they need to do this? It seems like aggressive marketing.

    Maybe I have been reading too much Henry Kaye news reports and hearing too much other bad points about get rich schemes.

    RM maybe awesome and benefit people of all walks of life and I personally have not gone to their seminars. But this referral thing has placed a brick wall up against them.

    Hi sunshine!

    What I did in order to learn about property investment is read books and participate within forums. I personally believe that you should never have to go to a seminar or get into Get Rich schemes to learn about property investment.

    Maybe I am wrong but the forums is the ultimate place to learn and to make contacts. Look at all the people within this forum!! You have real estate agents, property managers, mortgage brokers and most importantly people who have been through it all – some have succeeded while others have learned important lessons and are starting to succeed.

    Information should be free or close to it.

    Hi,

    It is the greatest question in the property investment universe – who knows of a good property manager !

    If my PM did the same to me I will kill the contact right away, not take legal action (unless she wants a fight – then mention that you post to a forum with thousands of readers in Aus) – cos who will win in the end, not you when you count the time and costs.

    I would then try and get a new PM by first posting to this site and any other Aus forums to try and find a good PM.

    Also search through this site for another post on PM’s – in one there is a set of questions you could ask your PM before signing up. So ->

    1) Kill existing contract – if she gets excited then mention that you post to IP forums – this is not a threat she will get the hint that you could damage her.

    2) Get a new PM by word of mouth

    3) Ask a lot of questions.

    It seems that some town s may or maynot lose there meatworks. In some towns this is the major sourceof employment.

    I aggree with the other comments on the importance of seeing the IP for yourself or getting someone else to on your behalf. You get to feel the vibe on the street etc..

    Hello again,

    Its good that you do have some “relations” in NZ. It is very helpful having someone there to give a possible property a look over or even better have another investor look over the place. I’m sorry but I can’t really suggest anymore areas since my price range is a little higher. However your on the right track in regards to sussing the place over first. Things to look for that Aussies might not know:

    1) Gang Activity in the area – gangs in NZ rule towns full stop. Check this out with the local police.

    2) Land claims under the Treaty of Waitangi. Locate the local iwi’s web site – they may tell you what land they have in dispute with government.

    3) Make sure you don’t go for a one industry town such as forestry, meat works mining etc…

    4) Search for the areas council web site.

    As a side note check out the facts on NZ section on my web site to gain more of an understanding of kiwi’s

    Hmmmm okay… this is a tough one but I have heard that the following are selling properties under 50k some under 40k. Check these suburbs out but please remember to think why they are selling them this cheap – has the one and only major business just left town? Has the local gang beefed up their businesses in the area, are all the youth moving out to go to the big smoke.

    Lots of questions to find answers to – there maybe people on this forum who are traveling to NZ soon so maybe you can come to some arrangement with them to help you understand more??? I will let those people contact you.

    Towns to check:
    Tokoroa
    Kawerau
    Woodville

    Gore – too bloody cold if you ask me!

    Hi muppet – thanks for the info.

    I have also got a rates listing sheet on the left hand side of the website that is a direct live feed from goodreturns – it gets updated every 5 minutes.

    Just incase you want to compare rates from different companies.

    Hi,

    I can’t really offer you any thoughts apart from the question on how do you think you will go on buying IP’s if you offer 20% less than the market value – unless your aiming at the mortgagee sales that are suppose to occur when the interest rates go up.
