									<content:encoded><![CDATA[<p>Good point, Jamie.  This is actually quite a large town with ~34,500 in population.</p>
<p>Spoke to a couple agents in the area and they advise it takes typically 2-3 weeks to get a tenant in, which sounds promising.</p>
<p>I think we&#8217;ll go ahead and buy this property we have our eye on and see how it goes :)</p>

<p>We were thinking of purchasing a nicely renovated 3BR investment rental property in a suburb very close to the Peninsula which has a vacancy rate of approx 2.1%.  The property is very close to all major amenities, schools, transport, cinemas, Uni and the local CBD and hospital etc.</p>

I guess it&#8217;s a 3 BR plus a Study since one of the rooms doesn&#8217;t have a BIR, however, it can be used as a BR if one was so inclined.<br />
