Hi Gatsby,
yes I agree, being a real estate investor is not a proffession most people understand. I also find that people that own one negatively geared rental properties also also call themselves investors and think they have something in common with you. Thats, OK, I usually tone my responses down to suit. The biggest problem I have is even…[Read more]Xenia replied to the topic A sick persuit of money in the forum Help Needed! 20 years, 6 months ago
Not rocket science kp, all we do is buy property, value-add and re-sell. Just like all you other guys and gals out there. We use the old trick that in a hot market, if you don’t have a finance clause and offer a quick settlement, our offers get looked at more favourably (sometimes).
What do you do?[biggrin]
Cheers

Hi Reggie,
I always say that verbal offers are not worth the paper they are written on!
I have a letter of offer template (not a sale contract) that I use, email me if you want it. Its in word format.

GREAT RESPONSES!!![thumbsupanim]
I just knew that I wasn’t alone in this one. Talking about what we do for a living and money is bound to strikes fear in the heart of many investors. I commend you guys for being proud of what you do and not making other peoples insecurity problems your own.

Thanks everyone for the tremendous responses. I agree with not discussing money and I would never tell people (unless they are in the same loop) that hey, I just made $50K profit on that property deal. I just find myself squirming to get away from the question everyone asks.

How does everyone else answer this…[Read more]

hi unicorn,
im not sure what the masterclass is, as I try to steer away from advertising. However, what you say does sound logical. You can factor in a predicted downturn in the market as part of your risk calculations. Ie after you calculate what your profit will be, ie what the property will sell for at the correct market yield. Take away from…[Read more]Xenia replied to the topic Exit Stragety in the forum General Property 20 years, 8 months ago
yes, those emotional properties. I have bought them too years ago when none of this information was available [angry2].
can you “value add” anywhere? Ie if you can do something to the property to increase its value, it means that you can get a better price for it. Ie put up front fence, new carpet, paint, landscape etc.

Hi Uforia,
You could try a home stay situation, where you rent out a room to international students for about $150 per week, depending on the intitution which provides the service. In SA, this is tax free for a max of 3 students. If you have the time, you could provide full board home stay, we did this for 2 years with a couple of international…[Read more]Xenia replied to the topic Tenant leaving in the forum Help Needed! 20 years, 8 months ago
Hi Veronica
instead of trying to debate about who keeps the bond, the best thing to do in this situation is to 1. give the tennant a chance to remedy the breach of contract. ie give them a chance to pay back what they own, if they dont, the money owned can be deducted from THEIR bond money.
2. try to mitigate your losses ASAP, get the house rent…[Read more]Xenia replied to the topic Bond refund in the forum Help Needed! 20 years, 8 months ago
well put surrey,
its about time more landlords started to treat tennants as a valuable contribution to their business and as their #1 customers, instead of treating them like pond scum. Tennants are people too and without them property investing would not exist.cheers Xenia

Hi Lily,
looks like you have ~$300,000 of equity in your current home that you can refinance and do something with. Why not put that towards an ip, instead of having it sit there and do nothing. hi Cheesy,
yes there are about 8 buyers agents in SA, listed under real estate buyers agents pg 1649 in the yellow pages. Im not sure how successfull they will be in finding +CF property, but you can give them a call to see what they can do. The kinds of deals that we find are houses to value add, ie renovations and subdivisons. So, far we buy…[Read more]- Load More
