thanks all for your comments, Michael, yes we do have a town planner representing us, Alistair, the rules sound similar in SA.
The situation has just gotten worse, he has rounded up neighbours and fired them up to complain about not wanting 3 dwellings on a block, sewage and water overloads etc, some of the complaints are coming from people…[Read more]

Hi Tyrone,
In SA, hardly anyone uses solicotors to settle a property. There are many good conveyances around that can do the same job for cheaper. One I have used before is Roger Scott in Kurralta Park

Terry is correct!
the fact that you have an option on something has nothing to do with CGT or any other tax. It’s when the purchase takes place that makes a difference.Im not an accountant either, just my thoughts

do you need a solicitor OR a conveyancor? Do you need someone to settle a purchase or do you have another property related matter, if so, is it commercial or residential. I can point you in the right direction, just need to know what you are after

the short answer is you borrow out the equity as a loan and use it as a deposit to buy as many properties as you can. security is taken over the new properties! Im sure one of the finance gurus will answer this more fully!
My suggestion is before you do anything, start educating yourself! It is VERY easy to loose money in real estate (I’ve done…[Read more]

Hi Michael,
thanks for the response, I love the phrase “vegetation policy”Know where we could find an arborist that can write up a favourable report? This tree really does look bad, but we dont have a degree in botany, so our opinion counts for nothing!

what do seasoned developers usually do on a site with a significant but sick-looking tree?
1. Obtain an arborist report to remove it?
2. Let it go and keep looking for more property
3. Any other suggestions? We buy properties in Adelaide. No Agent Fees.

If you need your solicitor to look at the contract, wouldn’t you need to give them the contract?
If the agent is hesitant about giving you a blank contract to take away and its a standard REA contract, then you could go to your solicitor with any clauses or conditions that you or the vendor want to add!

A major disadvantage is that the wrapee does not have the title to the property until all payments are made. If the wrapper finaces finacial problems, they might not be able to deliver clear title to the wrapee.
In traditional finance, the mortgagee has the titlle from day one!

pretty much what I’m doing now!The minute you stop seeing $1million as alot of money is the minute you know you are ready to invest!
The only way that you will see it as NOT being alot of money, is when you are confident that that amount is realistically within your reach, no matter what you are starting with.
