hope yr all well?!!Yes the on paper returns are there in the states for sure but you definately need good connections to work with over there.
Also make sure you factor in vacancy rates and re-rental fees if you are considering the multi unit blocks in the lower socio economic areas.It does eat into yr returns for sure.

Just be careful of the sliding scale of commission,it can tempt shonky practices just to get a higher price for the house for the agent to get a higher commission.(regardless of what the propertys actually worth.)

Definately give it a go yr self.I have found it can depend on the type of tenant you have in yr house too as to whether it works.The older retired folk can be great tenents to self manage.
I have one prop (13hrs drive away from me) i bought who has a lady who has lived in the house for 10 yrs so far and every time i talk to her she says,”yr not going to sell my house are you? I want to die here!”

Hey Arvid,
I have done a bit of work in texas in the last 12 months.
It is agreat market to look at.I would recommend you go over though so u understand more what yr getting into and the people you want to deal with.
Finding people with honesty and that follow through with their word can take time to find.
Their are good and bad places to buy in of course also as with any area.
Chad S has a guy coming over in the next couple of months who is doing alot of deals in some good areas Im told so it may be worth it to go to the info night.Just be careful not to rush into anything before you do lots of research in the usa and know yr areas etc.

i can see yr dilemna and that yr a man of integrity and fairness.I see what yr saying but i would have thought that the commission would have to be agreed upon before the contract of listing with the agent was signed.Otherwise you have nothing to really fall back on.
Unless of course the agent is a real yhonest guy aswell and can see yr point. The problem is we all see things differently and from different sides.he may think he has got you the best price possible for the current market, and their may be nothing you can do if the 3.4%commission you talk about is on the contract.

I wouldnt be concerned at all.This is an un foreseen circumstance and you are not moving out in some cunning plan to rip off the government. I dont see that you are doing anything wrong,just give them a call and explain all yr options.If you dont rent it out in this time it will not be a problem,you are still paying all the utilities etc.
Dont be worried about this situation you have enough to deal with in yr family at this time!

How do u go doing them while looking after yr fam?
Do u live in them while reno’ing?I am considering this strategy more lately ,and have done a few recently but have found it a battle as the ones i have done have been either overeseas or a minimum of 13 hrs drive away.
I am probably going to manage the next one while being in the area , and get a bit more hands on ,without actually doing all the physical work.Whats yr secret?
