    Positive cash flow ?
    I would recomend you start small as it seems this will be your first and keep researching to make sure you have confidence in what and where you buy.

    Hey guys!

    I was just thinking ???A few of us have given positive views about this area (Buffalo) and many others have given negatives.

    I personally believe its the same as any other property investment,it depends on the strength of yr team.

    How about we ask Steve Mcknight to comment.
    —-i would be really interested in his views and I am sure others would too!

    Steve, are you able to shed some of yr experience for us?

    Hey Deb&brad,
    These propertys are all in Buffalo from this company.
    Some of their propertys are improved but not all need it(I am told by the company)
    Yes you do have to be careful of the areas you buy in Buffalo and especially who.

    I would give Westan a call if you are wanting help with the whole purchase from go to wo.You will pay full retail but;
    .He has the reputation and integrity in this area.
    His contacts do all that is needed in a rehab then do the management and pretty much everything.

    Yes This is still possible!
    I actually missed out on one for 8K about 2 months ago.
    But,
    for 25K you are going to need to add value yr self rather than pay tradesmen as it would blow the Equity very fast!

    Hey Ricky,
    Yes these guys are great! But I can’t take the credit for finding them.
    But when on to a good thing you stick with it hey?!!
    It is not a syndicate I am in, just an individual buying my own propertys.I have been with them for a little while but more importantly to me is how long they have been around.The main guy involved in this company grew up in Buffalo and has been doing property for over 20 years!So has built up strong relationships in Buffalo.So refernces for him are not hard to find.

    The first property I bought from him was advertised as a lower rent than what it returns! Now after buying more I realise that most of his deals are sold like this,(under estimated)to avoid dissapointment and give a good surprise!
    This just shows one fassett of there Integrity .

    Hey Goodrum,

    The tornado or storm or whatever it was,was aparently pretty wild!!
    But thankfully it only affected about 2 ks of the south really severely with alot of roofs being torn off etc!The rest of the town was pretty much ok.

    Hey all,

    Thanks so much for all yr info and thoughts!
    I don’t have too much to add ,yet but am looking at doing another trip to the states, hopefully in the not too distant.

    I have heard you are enjoying some great returns Lisa,Good on you for stepping out and packing up and doing it!!
    Nashville sounds good.
    Any positives or negatives to keep in mind?
    What sort of cashflow are you seeing?

    Hey guys!
    I can see that there is alot of fear out there regarding WNY,(which is understandable)
    so i thought I would share a positive story.

    (I dont have any commercial arrangement with them either).
    The most important thing for me to have (when doing property deals) is good,honest,integral people who will tell it like it is. (no matter what!)
    This is why I am confidant to put some of my money into this area.But to be blunt,if I cant find the best people in an area,I wont invest.

    Especially when investing in an area where there obviously can be (as this post shows)problems.

    I have been really blown away by these guys.They literally put there heart in every deal.
    Have a look at there sight and make up yr own mind.Just wanting to show some positives to balance out the neg’s.

    Hey there Ricky Hope Yr well!

    Yes Buffalo is a great place.It is so huge with many opportunities!
    Prices have noticably risen even in the last 4 months! And I really dont think it is possible they can go backwards as they are so low!I would say to people start small and go from there and balance west new york out with other areas aswell.

    I believe it is a great place to invest if you have a fair bit of cash behind you and want some solid cash flow long term.
    One thing people need to be careful with is it can be difficult and expensive to mortgage out yr propertys. So keep this in mind.
    The other thing is it is hard (but not impossible)to find good rental managers who are actually legaly licensed.

    Quakers Hill is a good area and will do well long term,
    but I know Riverstone (just nearby) has dropped a fair bit in the last 6 months.
    If you are happy to cover a big mortgage in the short term for growth a fair way down the track I would say do it, but I wouldnt buy there now.

    I have done a few commercial deals around the hills(norwest and castle hill)and Norwest will increase in the long term but short term(including the past 9 months) it wont do much as there is so much development going on,and premiums are already high.

    Hey Pipeliner,

    I would invest the 2 grand if i was in yr situation in the bank(its safe)at about 5.5% (st george directsaver gives at call availability with no penalties but you may need 5000 to qualify??)anyway
    keep adding to it every week by working strongly 6 days a week in yr job.
    Then once youve got say 15 K I would go to lender with yr saving history and
    loan to buy something returning a safe 15% Gross in a high potential area for cap growth.(poss somewhere in the US)
    Then keep working in yr job and research ,read property, property, property and keep paying down yr loan.
    Then in a year or 2 mortgage out yr property again and put that money as deposit down on another property and keep going for 5 yrs or so till you can use positive cashflow as a half of yr income.
    Then spend more time doing yr property deals till you can stop working yr job.
    to get 4 grand passive a month you could get that with about 420 to 480K worth of property owned outright(or clear equity within a mortgaged portfolio)(conservatively)
    Remember a lot of this equity should come through capitol gains so u dont need to physically earn 480K in yr job in a short period of time.

    But you will need to work hard!

    Hello Pipeline builder,
    Sounds like u r a young fella wanting to retire early?!
    This is great mate!
    It can be done!
    I actually have only worked part time since age22.
    I had a passive income(approx half the average wage) at age 27ish and now at age 31 am fairly close to being able to retire.
    The vehicle I have used is working mega hard from the age of 15 after leaving school and becoming a mechanic.
    Then just being wise with yr money.I saved up for ahouse deposit(about 30K) then bought a house at age 21..
    Then just piled as much money as poss into paying it off. Then mortgaged it out at about age 24 and bought my first commercial shop.
    Etc Etc
    This is getting a bit long

    Go for it mate you can do it!

    I actually think thats a bit general.
    Its very hard to box in all investors to a category like that.
    A person may have a bit of all those levels depending on the situation and deals.

    Hey guys,
    Can I be a part of this!!
    Yes I can vouch for Westan and Alvins honesty and Integrity BIG TIME!
    I have dealt with these guys and attended their first tour to the motherland Us of A!!
    The tour was Awesome !
    I have been investing in property for 10 yrs in Oz myself and doing +cashflow for 6 yrs.( semi retiring at age 27.)
    So I wont listen to just anyone.
    These guys have the runs on the board and obviosly as they are still researching some areas of the US while on the go as it is so HUGE,but they have the wisdom to know which ways to go and which ways to hold off from.
    I know for a fact that Westan likes to check out the fine details on specific deals for his clients(especially if they are out of the ordinary line of his already personally checked areas.)and he will recommend his clients not to buy if there is any doubt.
    The other thing you have to remember is these guys take a big responsability on their shoulders of leading investing tours and Buyers Agenting.If you take the opportunity to have a chat to them some time you will understand they dont take this lightly.

    I like the fact they have the guts to go for it too!

    Hey Resi wealth man,

    It can be a hassle if their is only 10 to $20 a week + cashflow in the old houses.It doesnt take much to have a $500repair bil in a 12 month period.
    But in saying that you usually get a bit of capitol growth each year on top if you buy wisely.
    Their are deals out there delivering better returns than this.I would say to yr mates to persevere and maybe sell the worst ones of their portfolio and be a bit more careful next deal.
