    I would have a guess that a lot of the ex-Henry Kaye stock was probably never worth what it was sold for – so to buy it ‘cheap’ is probably not so cheap

    If you bought it today, then by definition, that is the market value – fair value and therefore not cheap.

    I have been through interest rates of up to 19.33%, actually the statement is hanging on my wall over my desk to remind me of those days. So i am not too concerned with paying 7-8-9-10% today for money and opportunities to prosper

    I suspect that if we are paying interest rates of 10% today, IMO we would in the middle of a recession.

    I am assuming it is not rented. Are you planning to give the management of the property to the agent selling you the property or your PPOR (not sure what the circumstances are here)?

    Your approach would not be just for a rental appraisal. In addition, you can find out about their property management service offerings.

    Outside of fees, there are plenty of things you can find out about their capacity to manage your property. Given most agencies are valued on their rent roll, I would assume they would be very keen to get your business.

    Have done this twice and changed PM once as a result. I don’t think you should have any issues.

    the good news is that a number of lenders will ignore the credit limit if you provide 3 or more months of statements demonstrating the card is paid in full each month.

    The existence of credit cards always detracts from serviceability.

    The limit on your credit card is assumed to be maxed out (even if it isn’t) and the 3% (I think that is the minimum payment for most c/c) is then factored into your expenses.

    Salla,

    I am in the process of having an apartment being built and chose to replace the carpet (being the builder’s choice for the 5 apartments) for the living & kitchen areas, with a floating timber floor. Agonised over that decision for a while. Tassie Oak.

    Ultimately thought the finish would suite the potential tenants, differentiate between the other 4 apts and be a more modern choice than tiles (kitchen) & carpet (living area).

    Not sure which state you are in, however for Vic, just had a quick look at the legislation and from my search I believe transfer of property between spouses is exempt from duty.

    S43 (3) of the Duties Act 2000 actually states exemption of duty when transferring between spouses.

    Plan back on?

    There are no concessions for mortgage stamp duty under the new regulations in NSW. They relate to FHOG and stamp duty on property transfer concessions only.

    Mortgage stamp duty is still applied, refer to site details below.

    Under the First Home PLus Scheme in NSW, where at least one of the purchasers are eligible, there is stamp duty relief up to a purchase price of $600k.

    Mortgage stamp duty is out of scope of these concessions.

    They had a reputation of poor quality and thinh walls and this hindered resale values

    Have rented in three central equity buidlings…Oldest building (built 1993) did have very thin walls…

    However the last two which are 3 & 5 years old respectively I had no issues with noise….

    Two simple approaches that I will/have employed over the last year

    1. Land (plus dwelling) that you are able to subdivide (will – within next 6mths)
    2. Bought off builder on small development first property which he needed to sell beofre developing. (Effectively bought 10% under sworn valuation) (have)

    You have to be able to create the value or be able to buy it at a discounted rate….

    Another idea is into perhaps having somewhere that personal trainers can bring there clients to train and rent out the premises for a fee.

    Most gyms don’t do this, because they have their own personal trainers working there and they want to put personal training through their business.

    Depending on the location of the gym, the demographics vary significantly. For example I am a member at Fitness First, and go to 3 different locations depending on day and time. CBD, Richmond & Bayside. The clienetele is very different in all three gyms.

    Might pay you to visit the offering of various gyms and associated costs to see what is in the market.

    I may have my wires crossed, but I think I remember one of the Brighton boxes selling for $120-130k a few years ago….Does anyone recall?
