    If you are just looking for a holiday home and a place you will personally use and enjoy then there are some great bargains in Europe. If you are investing for rental return or capital gains, think very carefully and do ALOT of research.

    I would go with Richard's strategy. I only have a very small property portfolio but have no debts on any of the properties.

    Still at 5.25% even gross, it is a good return.

    We have a caravan on a site in Greece and did look at a few plots of land for sale and was horrendously expensive, despite crisis.

    Having renovated several old houses in Bulgaria I would say definitely not a cheap option and full of stress and hassle. But now prices have crashed you can get a fully renovated place for far less than you could buy an older house and renovate it for. And save you a lot of blood, sweat and tears.

    Interesting to see the comments on these older posts about how people will double or triple their money in hot spots like Bulgaria. When in reality 4 or 5 years on from these posts the markets have now completely collapsed in these places and you can pick up apartments for under 10,000 E from desperate sellers.

    I do not know about Romania but in Bulgaria, EU citizens can not buy without a company, as used to be needed, except for some grades of agricultural land. I am not sure if not an EU citizen, I think you might still need a company in Bulgaria. There might be similar restrictions in Romania.

    As someone with several properties in Bulgaria and who lives there for 6 months a year I can categorically say that nowhere can you get double your money here. Maybe if you were in at the start of the boom back in 2003/2004 but not now.
