I have 2 rentals in merriwa (perth) and 2 blocks in yanchep (ocean lagoon)

I started with the rental side of things, then I saw the potential to make quick $$$ on doing house and land packages – hence buying the blocks in yanchep:)

Hi Guys,

Further to the info on yanchep – have a look at the first stage of burnsbeach estate – being developed by Peet n Co.

The first load of lots went out via ballot – now they have just released the second lot – 650 sqm blocks selling for $550k!

Dunno if it’s me – though these prices seem crazy! you can buy 2 storey homes in mindarie just up the road for the price of the block here!

Either way, once marmion ave is in this place will be about 20mins down the coast – so when ya start comparing $180k for a beach block in yanchep – to $550k for a block in burns beach – it makes you wonder!!!

Amused, you obviously don’t know too much about the perth market then…

As a example, I went looking at houses with my friend in Beldon / Heathridge last weekend.

On a Sunday we looked at 6 houes in total – then the following monday guess how many of those we’re under offer – 5!!!

Most houses in this area are selling like hot cakes! I’m not sure where you’re looking – though the demand is definately there.

I live in Perth, and after taking a drive down there a couple of weeks ago – I do agree it still has some potential – though I do feel developers are starting to over price – for example some developers are selling apartments off the plan for $800k plus!

It will be interesting to see how they go… I don’t think the local market would buy any of these apartments as the price is way too high compared to what you can get in Perth – though they may get eastern states or international buyers showing some interest…

If I was going to buy there I would look and H&L packages around the canal areas – though saying that – your profit margins still might be a bit tight….

G’day Nathan_b,

My idea is to find a financial backer, or a marketing partner to help launch Australia’s largest online Real estate and Accommodation Network of websites across Australia!

I’ve spent the last 2 years or so programming web based technology that is much better, and cheaper, than market players such as realestate.com.au , reiwa.com.au – though it’s just a matter of getting my name out there:)

I just released http://www.holidayhomewa.com.au which seems to be going okay as I’ve had 100 or so WA holiday home owners sign up… so things r starting to come together:)

If that plan fails – then I’ll settle for becoming a financially independent Property Developer:)

Hi Guys,

I’ve spoken to the main developers up in Yanchep, and Marmion Ave will be extended to Yanchep by the end of 2006.

The Tokyo Corporation that own all the land in the Yanchep and Two rocks area are now beginning to sell off large parcels of land to Estate developers in the area.

I personally know Andrew Hagen who is of one of the managers for the Tokyo Corporation.

Andrew previously worked for Mirvac Fini and was the project manager of the Mindarie Keys development – which has been a huge success. Him and other key players in the Tokyo Corp have being spending a lot of time planning out the developments in the Yanchep area – and are now finally making their moves. The planning for that area has been going on for 5 or so years!

From now on you will see developers releasing individual estates in that area;

Since the start of this year the following estates have been released, with Ocean Lagoon estate being on the market for some time.

Here’s the most recent;

I decided to purchase up there purely on comparison and resell values. If you look at Jindalee beach side – you are paying $200k for a 300sqm block with no ocean views – though up in Yanchep for $200k you can 730sqm block with awesome ocean views for $200k!

I know they are a fair distance from each other, though once marmion ave is in it will be a 10 min drive between the two estates!

I think the idea of “digital printing” is a great thing to offer… eg, allowing pack backers, or locals, to plug in their memory cards and print off their photos… harvey norman have had some success with this in perth – offering prints from $0.33 each!

I recently spoke to a developer up there that is currently building 4 two storeys in Ocean Lagoon with all these properties being priced over $600k.

The properties are veiwable at http://www.asgpropertydevelopments.com/homes.htm

He said that he has had alot of interest at this price – do you know of these houses? Apparently they will be finished by Oct this year…

I’m with you on that one marisa! In the northern corridor nothing seems to be slowing down…the demand is still there and prices continue to grow…

there’s another new release just above Iluka where blocks there are in so much demand that blocks will be sold off via ballot! Their starting from $300k upwards!
