<p>In these repairs vs. capital improvements it really can be a case by case basis and lots of grey areas.</p>
<p>On the face of it&#8230;.i&#039;d probably start with a repair&#8230;.</p>
<p>If you don&#039;t start that way &#8211; you&#039;ll never be able to go back.</p>

<p>The report will start from Settlement.</p>
<p>Might be best to organise the QS to inspect just prior to settlement &#8211; so as to not disturb the tenants if you have one immediately.</p>

<p>IE you can only depreciate Commercial properties.</p>
<p>Napier Blakely Winter (Who are linked to Napier Blakeley) will be able to assist you.</p>
<p>When googling in the UK -try &#8220;Chartered Surveyors&#8221; not Quantity  Surveyors&#8230;you may have more luck that way.</p>

<p>From the 18-7-1985 to 15-9-1987 the allowance is 4%. The relevant date is the commencement of construction in order to qualify.</p>
