    thanks for the replies ,as a point we would be interested in swapping our 2 ip,s worth 500k for a home worth 400k but with the view that the 4ook home could be made into our dream home worth a lot more after we’ve renovated and spent money on it. also the 270k mortgages would somehow need to be factored in perhaps with us giving the 2 ip’s plus 100k debt on them also to try and even up the deal.
    also we have our ppor in coffs harbour that we own outright and would be able to then rent this out as an ip. this is with the view that this guy gets 2 houses with rents around 500pw for his retirement,this is why we think it would be a win win but like we said not sure if anyone has done any deals like this before, any other comments would really be appreciated..thank you

    thank you for the insights,does anyone know how much notice i have to give realestate agent to move into property even if there is a lease in place??

    interesting to hear about all the places around australia booming,western suburbs of sydney seems to be bucking the trend bigtime.loads of repossesion auctions very cheap,just bought a 3 bed brick house  for $155,000 ,put in a washing line and rented out for $220 per week straight away .just need to wait for the next wave to come along here.

    does anyone know how wilton 2571 will perform this year,i live here and am wondering how the labour partys idea with the second sydney airport will affect prices? not that i think it will ever get built here but other people might.[xx(]

    not cash +ve but a great place to invest is in the wollondilly area around picton i live in wilton and the growth predicted for the next 5 years is around 13-15 % per year,prices are rising fast but are still cheaper than the rest of sydney with a lot of good benefits to investing here

    hi we bought a block of four units in innisfail 2 months ago 3×2 beds and 1×1 bed. we did have the option of setting up without strata titles if we wanted to but not all insurance companies will insure you .we managed to find one so it is a lot less hassle

    hi guys in reply to richmond i recently bought a block of units in innisfail at 12% return and there are still a few bargains available but for how much longer i’m not sure,only problem is the rates are high,but as i said returns are still good[:)]

    thanks for the reply,but how much is the cgt rate?ie if the property is bought for 162000 and sold immediately for 182000 then how much profit is left after cgt[:)]

    kay i like your posts you obviously have a good heart shame theres not more people around like you,i recently lost out on a house i should have bought at auction and was kicking myself afterwards but the upside was that a young couple got their foot on the ladder which i am glad about [:D]
