    I have two investment properties and have no problem with tenants  having pets, have excellent tenants in both with house, gardens always kept perfect and rent always paid on time.  Have had much more trouble with single guys letting everyone live in our property, partying, always late paying rent etc and a family with kids who did much more damage. I wish more landlords would let their tenants have pets, hate seeing them given up/put down.

    Hi,  We privately manage our investment properties that are 2 hours away from where we live.  We previously had them under management but found they were not actually managed at all.  We have found it much better to manage ourselves and everything is contractual and done by the law.   God luck :)

    Everyone has their own ideas about investing but I personally would not touch a rough area.  I do not want the stress of the house being destroyed or the rent not being paid, saying that, the house can be destroyed and the rent not paid in any area.  I personally go for capital growth in coastal areas on large blocks.  Thats what works for me, I would rather have 2 quality properties than 10 rough area properties, but each to their own.  Good luck in your investing and do what works for you.

    I hope sea levels don't rise for an awful long time, have purchase new PPOR right on the beach and have 2 investment properties in coastal suburb in Perth!  Gulp!!!

    Thanks for the replys and the reality check. Find it very hard not to get emotional when your other half has found THE dream property to live out your days on – well until we hit the retirement village. Other half has said to leave offer at $1,500,000 as we are not in a position to sell our own PPOR or IP owned by our super fund or other IP which we have had for just under 1 year. Can’t relocate to dream property for 2 years because of business and schools. I will pray to win Lotto this weekend and if I do – the party is on me!

    Hi and thank you for the responses. We have been searching for over 2 years for the “dream farm”. We are currently on smaller acerage, but its not enough land for us, the animals keep expanding!

    Well I hope we have done the right thing, hubby absolutely loves this farm and the bonus is its only 250m from the ocean.

    Don’t need to rely on the farms income but it makes a very nice bonus for us.

    Hi MJA,

    I have built 2 homes designed by an architect. We only used the architect to design the homes and built them ourselves – well worth the money.

    Hi all,

    I for one am not looking forward to interest rate rises, I’ve just bought another property last week AND I still remember when interest was 17% !!!!!

    Hi Rickster12,

    We self manage our own super fund and had enough funds to purchase outright a property in Singleton last year, GGG is right your super fund cannot borrow any monies. Good luck investing,

    Hi all,

    The property that was originally listed for $925 has now plummeted to $830, vendor desperate to sell. Going down on Saturday and will offer $650 – hey they can only say no – not prepared to pay over $6,500 per acre. Acerage, horses and excellent surf beaches – what more could you want!!!

    bummer, aussie valuer does not cover western australia – will continue searching the net as valuer generals department was of no help. thanks again

    Hi,

    thanks for all the much valued help, will now be busy searching the internet for negotiating tips and ordering a “chicken costume”. We have no deposit as have been busy paying off own mortgage and increasing super wealth. The first property is over 100 acres and is owned by an old lady, who no longer lives there, it has a tenant/caretaker paying $100 p/w. the second is owned by a wealthy family who use it for holidays, don’t think they will be very negotiable on the price. the properties are about 2 1/2 – 3 hours from perth and are not income producing. I believe they have the potential for huge capital growth in the future, prices have doubled in the last 2 years in this area, am worried if we leave it any longer we will miss the boat and it will become impossible for us to have our acerage down south.

    Hey Greg, Vyvyen (Vivien) is from “The Young Ones” the brilliant English comedy???!!! have you seen it?

    Hi,

    Thanks for all the valued help. yes the golden bay property is part of our super fund so cannot use it, but our ppor is mortgage free and valued around $700,000. Will now explore lo-doc loans. thanks again.

    Hi, thanks for the advice mortgage adviser. yes we are self employed with a self managed super fund, how would being self employed help us to buy another property? I must admit I’m a bit worried about the huge repayments we will have to make. Thanks again for the advice, I really appreciate it.
