    i wanted to buy a pub when i was your age.
    The bank told me that they would only give me 10%, i only had 10% (short 80%)
    The reason is, if it goes bankrupt and you need to sell, all you can sell is a crappy old building, not a business. They based the pub on 90% of the costs being buying the business and the license.

    a 100k loan in interest is a fair amount, take a friday off and fly there and check it out. Would you marry a mail order bride? NO!
    It is a big investment and you dont want to buy a sh1tbox, also while there you can build realtionships with trustworthy, realestate agents and what ever else you need.

    so regardless of wheather i wont town houses, units, flats blah blah,
    Is this the order?
    Buy the land, apply for the changes to council to change zone, does this cost money? 3months. After approval submit plans, after they are approved 3 more months i am ready to build?

    “When you mention that are looking to buy 2/3 units on a single block i asume that you are referring to a freehold torres title block of townhouses rather than Lots in Body Corporate.”

    They are note built yet, thats why 2/3 depends on the size of the block.

    terry do many people do this? where would this be practical, i guess u can only do where you know someone is interested in selling in the future any way.
    Same could be said that the property maybe worth 800,000 and the person with the option is stuck paying an over priced property.

    ok i understand, pay the depoist as the amount which tilts it to +CF and then i dont have to worry about it. Until it is paid off and funding my retirement. sweet.

    maybe you made the mistake that i made, you should have somehow got the loan at 100%, then you would have been infront on your loan 40k then you could use it how ever you wanted.

    I think there is a huge misunderstanding about what CF+ really are. I’m currently reading Margaret Lomas book about Positive Geared Props and a lot of it makes heaps sense. I suggest this as a great start. The good thing is that the book is only 6 months old as well…..

    ask a different agency that you dont plan to rent it through to give you an appraisal. Then you will get a rough idea.
    But why the h3ll would you buy a property and not already know this???
    What is the rental return %?

    if you buy a 100k house with no money say it returns 6% after costs, then NO you do need money because the returns dont cover the 7.5% interest rate.
