    how do you buy in the US? If your transfer your AUD to USD for your deposit, then you sell the property might go up by 20% but then the AUD has moved against the USD and your 20% profit might not turn into any profits at all when you convert the profits back 5 years, how could you control that risk.

    well that is kind of a hurdle, a house costs $300k minimum, plus $20k renovation, just not the kind of money i have had spare, when my loans get down to $100k i might consider it i guess.

    Tell me I am investing wrong.
    I have been obtaining units, roughly 1 a year.
    I only buy if the price is eg. $200k, and returning $250/w (positive).
    Everyone has all these other opinions, buy houses, buy this and buy that. But they all work, so why should I listen to them. Once my loans are paid off I wont have to work, ever again.

    thanks Benny,
    if i buy a unit that is in a complex of 4 on a block of land:
    wouldn’t my property value decrease due to age (10%), and the land goes up buy 60%/4. So my value in land still goes up.
    If the units all burnt down the land value that i own (1/4) has still increased.

    I am a keen investor in Brisbane. I have 8 units. I bought units as that is all i can afford.
    I could look at Caboolture, and Toowoomba, or Gympie and other cheaper areas to be able to afford a house, or a block of units.

    I have 7 low value properties. I have a loan of $750k.
    I am a high income earner.
    My interest bill is around $30k per year.
    After all expenses and interest paid, my properties only return $35k.

    sarah are you in Brisbane? Who do you use for your student property managers? What about electricity and internet? How do you structure/bill for that?

    yeah so this may be worth while changing this all over.
    move all my property to a trust, then pay a salary, then all profits will remain in the trust, and will only be charged at the lower tax rate?
    Does that sound like something that i should investigate?

    Ohh I should have mentioned I am 29. So no where near retirement.
    Can I run a property investing business? Why not?
    My parents used to pay themselves a wage and keep the profits in their business (plumbers). Why can I not do the same with a property business?

    Up till now my wife and I have been just adding our property income to our regular income for tax purposes.
    When we retire (we will have paid our loans off) and will be receiving $215k per year prior to expenses/taxes/costs.
    Take out $40k for property expenses.
    We only need $60k to live (ok maybe we need $80k) per year.

    heres my 2 centsI laugh at the fact that HOLDEN brags about the fact that it spent $1 billion developing that "All new" commodore.The V8 is not even as powerful or as fast as the V6 because it is heavier.  What logic is there in having a V8?
