    Hiya.
    I am currently building 4 units in Perth. handover will be in the next week or 2 :-)
    I had the plans when i bought the block so cant help ya with that one.
    However i did go to ALOT of builders before i finally decided on Collier Homes. they came in with the best price, didnt want to change all my plans, didnt charge me huge dollars for extras. And most important they have done a GREAT job. Very efficient. i must say. the only delays have been due to mother nature (rain).

    I wouldnt reccommend a building broker at all. as this was my first development i did use one. All he did was dribble to me on the phone everynight about how good he was and he will get me the BEST PRICE…
    Well i also went out to find a builder. i came in $50k less than him and all his dribble.
    Havnt heard from him ever since…. no suprise there.
    Just put in the hard yards and time YOURSELF and have confidence.

    I also did not get my builder to do EVERYTHING. I did siteworks, and am also doing paving, tiles, carpets, landscaping, painting, blinds. If you have the time to run around gettting quotes etc then i strongly suggest it…….. YOU WILL SAVE THOUSANDS OF DOLLARS.

    at times it can be a bit of a brain strain, but well worth it plus its FUN.. especially when you see all your hard work at the end :-)

    TIMEFRAME……
    Well the land was settled in July last year. However i did a 3 month settlement. This gave me a change to get a head start on the development…. research, meetings etc etc.

    It is now 1 year later…. The roofs are going on as we speak :-)

    Exciting stuff….. when you start to see all your hard work in actual bricks and mortar.

    I am currently building Units.
    4 units, Perth, Western australia.
    It was a long process of research and many meetings with builders… But i think none of this is ever a waste as you learn something new via almost every person you talk too.
    Anyway we had a ‘building broker’ on the job too…….WASTE OF MONEY GUYS…. I also got my own quotes and i ended up coming in ALOT cheaper than the best price the broker got. not bad for a first timer i reckon lol.

    I have gone with a well known housing builder, but they were more than happy to accomodate to do units.
    i think the proof is in the pudding……. two teams are on site now and things are moving along at a rapid pace.

    I think its as simple as you just ASKING each of the builders if they are prepared to do your units…. it also helps to remind them that they may also get future work from you.

    I also would not listen to builders that on first meeting just start b#tching about other builders. I found alot out there like that,,,,, yep they didnt get my job.

    Oh and another thing i found was that alot of the builders wanted a small deposit (about $1000) to do the quote. I refused (in a nice manner of course) to pay this. Its pretty much to secure that you will end up building with them, and if it is the house of your dreams than this may be fine, however the development world is different. I do understand that a fair bit of time goes into them doing the quote, but I think if they want the job and possibly more work from you down the track then the $1000 can be waived…… and believe me they can waive it.

    Yep … TRYING to lose wieght.. lol. bootcamp starts on Monday, ouch thats gotta hurt.

    Still got last years project happening, 4 UNIT DEVELOPMENT, everything is flowing nicely, the site works are happening now, project should be completed by june / july. may even have a couple potential buyers :-)
    My project manager has been sooo worth it.

    And now doing lots of research looking at an area that is going to start going through re-structure. hopefully end up buying there and being involved in the whole thing.

    and well gunna need a little project inbetween… maybe just something with a house already on it that i can subdivide and build on.

    Bootcamp… ouch ouch ouch lol

    i suggest getting a couple of your own quotes. i’m sure most of the building brokers suggest you do that to.
    Yes it takes a bit of your time but then you have something to compare what your broker has given you.

    well why do you need a mentor? its all learning game isnt it? A new learning thing for me too (yep i’m new at this too) but have finally found my passion.
    Got my 1st devlopment happening (4 units)

    We could just keep in contact and feed from each other if ya want

    Hi Case07

    I’m new to all of this too. My current and FIRST project is a 4 unit development.

    It can all seem so overwhelming, but i’m learning so much from each new person i talk with and info I read. I’ve figured out that you sometimes just need to gather all the (good and true) information you can and in the end decide for yourself and sometimes even just go with your instincts… not necessarily copy what others have done.

    I’m also findiing that as long as i go into all the meetings with confidence and self esteem then it doesnt really matter that i am not a big tycoon (YET) haha

    I’m definately just a normal CHICK that is starting out in property investment, my first project being property development. It’s all very new to me and a little overwhelming. So to catch up with some like minded people and have a few drinks and a chat about it all would be awsum.

    so should i let them do the specifications or should I do it before i put out to tender???
