    Sooshi,

    Around there for a 4 bedroom brand new double garage house..the cost will be about $260-$300/week.

    I proposed $270. Yes I have contacted my solicitor. Awaiting his call back.

    All,

    The contract states

    “Settlement date is the date upon which vacant possesion of the property and the Chattels shall be given, namely, upon acceoptance of title and payment of the whole of the purchase monies.”

    So there is vacant possesion clause.

    This should mean that the property must be vacant on settlement.

    MMM What would be the right thing to do?

    There is no clause on the contract saying that he will rent it out. It was just a verbal aggreement. What I do as this is my 1st IP.

    Thanks for sharing. I agree that some people actually do care for you. But if they do they show it in their actions and you can tell rather then give a a mouth full of “U r going to be this, u r going to be that, we care for u” Yeah yeah yeah….6 weeks later they quit. [:D]

    Regarding Amway, I used to go their functions and listen to some of their speakers.

    Great speakers, great business if its done right but I just found that the majority of people in it are just blatently dishonest and hypocritical.

    Eg: They tell you its a great business and the “PEOPLE in it are just sooo great”. One speaker even used to say “I’m so in love with you and the business, we all LOVE you”.

    What a load of BS if you love the business SO MUCH DO IT FOR FREE. Which Ideot goes into the business such as Amway and does it for the people.

    My point is everyone is in it for the MONEY and they just are not honest enough to face and lay it down and be honest with u. Is it too much to ask to be honest with people and not talk about how beautiful things are if u are this and that.

    Secondly they preach the business is about integrity and ethics. Even the so called “Successful Distributos” used to preach that like a cow on fire. Turns out one of the Senior Amway person in the business had an affair with one of his downline, reulting in destroying 2 marriages and the whole line of people in the business. Talk about hypocricy.

    I’m sure u can make lots of money in Amway but I’m just fed with people in it talking the talk but only really 0.001% walk the walk. The rest are just talkers.

    Just my 2 cents worth.

    Oh dear. Whatever u do DO NOT give them any money. Look at my posts a few weeks ago what happened to me with PCG. Nasty fellas.
    Do a search on “PCG’. You should see a post on “Be careful of PCG”.

    2ndly, if u cancel BEFORE attending the COURSE you should get all ur money back. Maybe they keep a small deposit BUT u have rights under the Trade Practicess Act and Goods Act(vic).

    #rdly if anyitng else fails contact ur solicitor and go to all of the links under my posts and lodge a complained. That will get ur money back.

    I agree with you 100%. However the issue is not whether people are making uneducated decision on joining his seminars but

    1. HK and the NII promises a MONEY BACK Guarantee that all money will be refunded if the customer is not satisfied with the course.

    2. Sales tactics in pressuring people to join can be classified as being unethical.

    You, the consumer, have a right to cancel any services from a company like the NII before obtaining a service from them and receive a FULL refund.

    This is quite clear in the Goods Act(Vic) and Trade Practices Act.

    Thats what I think these people and myself included are unhappy about.

    Huh thats sounds dodgy. Check if there is not a caveat or some hidden clause anywhere when you signed the papers.

    I would ask how the banks could forget to transfer the title to your name AFTER settlement. Doesnt sound right especially coming from the banks!

    Yup just saw the report.

    Think that might be the end of the NII or PCG fairly shortly.

    Dont be surprised if the ACCC or some other Federal Body will get involved soon!

    Cremin,

    What I have found is in order to afford a porperty you need at least around 26% availalbe of purchase price. I dont know which state you from but here in VIC stamp duty is enormous.

    We always pay about 5% SD. Then you have about 10% Deposit you need to pay and because you borrow 80% of contract you need to cover an extra 10%.

    You need that 26% somehow, ie equity etc. But of course there is mortgage insurance and different lenders can do more for you and if you really clever you dont even need 10% deposit. But just in case to cover yourself.

    Has anyone heard of Depreciator? Their website is http://www.depreciator.com.au

    They charge $770 per house. Has anyone used them before?
