    Please excuse my newbie ignorance, but how does one go about doing this:

    1. Remove a height restriction caveat – we are looking at $ 600 fees for a 300K jump in value.

    Go to the local council?

    I think I can summaries the problem in one word…”money”…or the lack of it. or the fact that it’s not infinite! [biggrin]

    Is changing a colourbond roof more simple and quicker than changing a tile roof? From the posts, it seems that a colourbond roof can be lifted off and a new one bolted on if there is a need to change.

    During periods of heavy rain, is colourbond roofing more noisy than tile?

    If so, then are there any options to install some noise insulation material in the colourbond roofing so that the noise can be reduced?

    Let’s say I am working overseas and have a property in Perth. I plan to leave the property intenanted for the time being (moving back in a few months).

    If I do not want to engage an agent to manage the property, what are my other alternatives in terms of getting someone to drop by to check on the property, collect mail, make arrangements for lawn mowing etc etc?

    Is anyone offering their services to do that? The person will be paid of course. [biggrin]

    I am sorry I had to re-post this as i believe i placed it in the wrong forum section.

    I think your agent got it wrong. I’m asian and would not mind the number “13”. It’s the number 4 or combinations of 4 such as “44” etc that asians fear as “4” literally means “death”.

    And as long as your house is squarish and the plot does not end in sharp corners, you’d be alright.

    P.S. I don’t believe in the Feng Shui stuff but apparently it’s got some truth in it. [biggrin]

    As for the actual valuation of the property, how does one go about arranging for it (sorry I am a newbie so need to ask fundamental questions).

    jtw,

    would your friend be able to give some indication as to the price of building such a property? Also what other costs are there, e.g. insurance etc? that one should be aware of?

    Hi everyone I have asked around and found out the range of lending from various banks to be between 70% or purchase price (if I obtain finance to buy the vacant land) and 90% of purchase price if I intend to build and can provide a builder’s contract.

    Don’t worry, many of the people I assume are either:

    1) Not truely aware of your purpose and goals in life or

    2) Judge you accroding to the way THEY see the world…or

    3) Too scared themselves to take the leap so wonder why other would want to… [biggrin]

    I am exploring the possibility of purchasing thru Lease Option and would like to know:

    1) Which amounts above can be counted towards the final purchase price when the option is exercised (deposit, rent, …)

    2) Does the option fee count towards the final purchase price as above?

    3) Is the “strike price” the agreed final price to purchase the property or is it the price that the property is initially purchased at?

    thanks for the replies John and Dazzling…what 2 contrasting experienced. John, your 2 experiences must have really been a nightmare and it is seriously making me think again…[blink]

    As for Dazzling’s neighbour, I think all the neighbours are really gracious and mature…he can count himself to be a lucky guy!

    Can anyone confirm if the builders mentioned above have their own building teams or do they subcontract the jobs to smaller contractors?

    Do builders with own building teams work faster than subcontractors?

    Which is the safest way to go?

    This is a great discussion. I have some questions:

    1) Must the owner that is offering the property for lease option have paid up the property in full?

    2) Related to Q1, can a mortgaged property by put up for lease option?

    3) How do I find out how to do lease option in WA?
