Hey DraconisV. Sounds like you’re making some great progress….good on you. You asked, so I’ll give you my 3 cents worth. It is encouraging to know your girlfriend has some interest now, so why not make it your little project to work towards doing something together, and forget about the father in law’s plans. Other than a couple of suggestions,…[Read more]

  • v8ghia replied to the topic Europe in the forum Overseas Deals 19 years, 2 months ago

Hi Andyperry. What an informative post – thanks for sharing that info with all, and not being cagey about where you are investing. Tell me, is it possible to provide a tad more info on how you went/go with finance over there, as I take it you are an Oz resident, and were unlikely to have had any sort or preapproval for both areas? Hope these work…[Read more]

Yeah, I’m trying to find them TerryW, honestly. The realestate agents I have made contact with recently in particular keep telling me I’m ‘dreaming like everyone else’ (recent quote) but it’s not for lack of effort. Thanks for the encouragement but.

  • v8ghia replied to the topic New 11 second rule? in the forum Finance 19 years, 2 months ago

Hi Carpenter…..Welcome to the forum. Sorry to cause dissapointment, but methinks you will be unlikely to find anything that even remotely meets the 11 second rule any more, unless it is in a remote location or done very creatively – which requires time and skill….and occassionally someone elses misfortune. (I am talking about residential…[Read more]

  • v8ghia replied to the topic Help with Buying in the forum Help Needed! 19 years, 2 months ago

No worries. LVR is loan to value/valuation ratio. Ie, If a property was 4 sale @ $100000, and you borrowed $80,000 of it (you had a 20% deposit – $20,000 your loan would be @ 80%LVR. A lot of investors try for higher LVR, such as 90 or 95% (in the above scenario, you would only use a $10,000 or $5000 deposit respectively) but loans over 80% LVR…[Read more]

Hi Hotproperty investor (arent we all? [biggrin])
Basically a company title is where the owners of a block of units form a company, with each becoming shareholders of it. Not real common, and as others have alluded to you will need to seek legal advice if serious about purchasing one of these type units. You actually don’t own the legal title to…[Read more]

  • v8ghia replied to the topic Buyers Agents in Brisbane in the forum Help Needed! 19 years, 2 months ago

Thanks for your comments and input Michael, not going to argue with you that’s for sure! [biggrin] I was not thinking so much of when the rent could make them CF+, but rather with a view to selling and realising the gain/s, and or using the equity. At around 10% PA that realistically answers most of my question, and I guess i was after an ‘idea’…[Read more]

  • v8ghia replied to the topic Buyers Agents in Brisbane in the forum Help Needed! 19 years, 2 months ago

Hi All. Not hijacking the forum or anything, but since a couple have referred to capital gains in these parts of Brissy, and no CF+ there, would any of the buyers agents or others in the know that have bought up that way care to give an example of how much CF- a ‘bread and butter’ home would be perhaps assuming a scenario of no depreciation and…[Read more]

  • v8ghia replied to the topic How to make offer and close deal. in the forum General Property 19 years, 2 months ago

Hi. All this is purely dependant on what state you are buying the property in, as there are many differences. Regardless, an offer would normally be done in writing as a courtesy anyway, and to make sure it is presented to the vendor. Did’nt you use a solicitior? You will need to post some more info ti get some replies to this I think. [shades]

  • v8ghia replied to the topic To invest in Frankston? Pls advise, thanks in the forum Help Needed! 19 years, 2 months ago

Hi, and welcome to the forum. Page 39 of this months API (Aust. Property Investor) magazine mentions Frankston……. Only a few paragraphs, but the article is titled ‘NEXT?’ in their ‘boom’ article. Know nothing about it myself, but remebered it mentioned recently. All the best. [strum]

  • v8ghia replied to the topic 90 LVR Loans in the forum Finance 19 years, 3 months ago

    hi novo,
Most bank and non bank lenders will provide up to 95% LVR loans for both owner occupied and Invsetment properties. You will find 100% or more also for PPOR but at a premium interest rate. So called ‘LO DOC ‘ loans are usually 70%LVR if less than 2 years ABN, or 80% for >2 years. Much over this and you pay for it- dearly. Bear in mind, as…[Read more]

Ah,like I said, don’t know the guy from a bar of soap….and don’t plan to. I just notice so many people tearing down’ and critising without offering any solutions or alternatives. It was a general comment. Been fleeced? Then go get whoever did it mate! Let us know how you go. And of course any advice or xperience that can help others avoid this…[Read more]

  • v8ghia replied to the topic CAN’T SERVICE LOANS. SEEKING ADVICE/SUGGESTIONS in the forum Help Needed! 19 years, 3 months ago

    Hi Chris,
You have had some great thoughts from others on the mortgage offset side of things……helpful guys I might add. Just wanted to add that there is nothing to be ‘ashamed off’ selling a property at a PROFIT if it eases your situation, and relieves some stress. If you genuinely cannot service the loan on the 1br one for example, if you…[Read more]

Just felt the link to Jenman deserved a comment (general) based on this posting…..Firstly, I have read both of the said persons books, and think there is definately some good and helpful stuff in them…..just as there is in some of the books of people such as Steve Mcknight and Jamie McKintyre……both people who are severely ostrasised (yeah,…[Read more]

  • v8ghia replied to the topic Borrowing for deposit? in the forum Help Needed! 19 years, 3 months ago

Hi Redleaves. yes, that is a viable option for many people that have no or little deposit. Just an alternative suggestion (and as mentioned already, you will need to be able to service the both loans……) it would might be more sense to look at a more conventional loan @ 95% LVR matched with a larger personal loan, than the ‘No deposit’ 100%…[Read more]

  • v8ghia replied to the topic Urgent Help Needed – Title&Loan in Different Names in the forum Finance 19 years, 3 months ago

Hi. I assume you are aware that you would have no hasle getting a Lo-doc 70% LVR form a conforming lender? What some people do if there is no other option is get a non conforming loan form someone like Bluestone, and then refinance either with them or someone else once you have reached the ‘2 year mark’ with a good payment history. It’s a shame…[Read more]
