  • v8ghia replied to the topic Good Mortgage Broker in the forum General Property 18 years, 4 months ago

Hi Wes,Any remotely capable broker should be able to point you in the right direction – or any good lender too – maybe even a bank if you find a bigger branch that has a dedicated lender who is not wet behind the ears.A lot of things will come into play, and this is what Lo-doc or No-doc loans are for….but bear in mind you still need to be able…[Read more]

Yeah, in which state can you alert of fixed term agreement?  Unless there is an extraordinary clause in the lease.

Hi Phorsha. Painful as anu rate rises are, they are not a legitimate (or legal) reason to increase rent. If the lease is only two weeks old, it would have been based on the market rents in the area, (also affected by demand) and condition of the property. Both your tennant and your property manager would look at you like you were from mars if you…[Read more]

  • v8ghia replied to the topic what would you do? in the forum Help Needed! 18 years, 4 months ago

HI. In a similar situation with one loan. We were going to use the time when the fixed interest period runs out to do some improvements, and then refinance, and grab some equity and use it for another property all going well. After what has happened in the last week or two on the financial markets, it helps see that NO ONE can predict what rates…[Read more]

Hi Nina – nice determined post – it WILL work for you……trust me (I can't quite say that like Governor Schwarzenegger)There are people that have never earned 55k per annum, and do it with less, so don't let that be a discouragement.Couple of questions. Have either of you ever lived in a home anywhere that has had your name on the title/you have…[Read more]

  • v8ghia replied to the topic Investing in Burnie in the forum Help Needed! 18 years, 4 months ago

Hey Sharif. Burnie has been ok for us. It is still quite possible to get close to CF neutral for a reasonable house, that will have a steady increase in value each year. Property has conservatively gone up median wise around 8-15% in the last 18 mths or so depending on suburb. Pro's are there are no whiteant problems! Depending on the type of…[Read more]

  • v8ghia replied to the topic About to re-finance with rams, good idea? in the forum Help Needed! 18 years, 4 months ago

Interesting sentiments here. I have often been interested in the way some refer to 'securitised lenders' as if they are only for people that can't get bank loans from the big four banks. While it is indeed true, that some lenders, and indeed the lender in question will suffer some surprise reductions in their profitability for the year, the…[Read more]

  • v8ghia replied to the topic Interest Rates Up – Investors Nervous … in the forum General Property 18 years, 4 months ago

Not sure. Over four months? I think maybe some house pricing will start to creep down other than for 'up market/seaview' type property. Sharemarket could be in for some major ups and downs, but my inexperienced (share wise) gut feels that within four months it should be somewhere between todays close and what it was a few weeks back. ….quite…[Read more]

  • v8ghia replied to the topic About to re-finance with rams, good idea? in the forum Help Needed! 18 years, 4 months ago

Hey RL. See my post above. You will pay for an early exit. However, if anyone with a variable rate loan is concerned about the current market, why not look at splitting and fixing a portion of your loan. Fixed rates are varied, but at the present time, another rate rise of .25 will be more than the current fixed rated.  Probably a good time to d…[Read more]

Storm in a teacup – and lots of media and even 'industry pundits' just love to add fuel to the fire if it sounds sensational . If Rams had not just listed on the stock exchange prior to the probs with the US market, and the subsequent battering of their share price on the  ASX has taken as well, they would not have been singled out over any of…[Read more]

Hey crashy. I am familiar with an 80% nodoc at better than the banks rates , and there  is also a competitive 85% lo doc that may get you out of strife, and both loans with no LMI. If they will make a difference I could put you in contact with someone nearby that will be able to help with them. Beats the loan sharks, sorry I mean 'private f…[Read more]

There are a lot of successful role models (for want of a better expression) that have achieved phenomenal success with real estate, and in turn have encouraged many others to take the plunge – a far cry from the 'Free' bank type financial planner or even worse, the AMP plebe type that would never recommend real estate …of course it 'costs too…[Read more]

  • v8ghia replied to the topic lending more than 100% in the forum Finance 18 years, 4 months ago

Hi RL – Great stuff. As far as loan goes, answer is yes, up to 110% LVR, but not without equity in another property. So that is effectively no for many investors/buyers.There are other options – how is your 'loan servicing' ability? Money to burn, on a tight weekly budget, or somewhere in between?all the best….

  • v8ghia replied to the topic Construction loan delays in the forum Finance 18 years, 4 months ago

While the time frame does not sound good, a combination of contruction loan and a revised borrowing figure would hold things up a bit, and it is the mortgage insurer usually. I had a deal with ING where the borrower, after conditional approval, negotiated a further discount of $3000, solicitior was not privy to this (theirs) and to cut a long…[Read more]
