Plus remember unless they have a package type arrangment, they will be up for switching fees/charges to combine the loans like this to start with, and with three properties three mortgages to dischage. A strange idea a salready mentioned. Unless they are on a standard variable rate bank loan, and for some reason are unable to verify their income…[Read more]
For ease of explanation I have often likened a Line of credit loan to having a credit card with a huge limit at around half the interest of a normal credit card bcause it is 'secured' against your property, and you only have to be the interest each month if you want.Call me over simplistic, but as Richard has mentioned above, so many people are…[Read more]

Hi dgabriel,This is an area at the moment that is causing concern with buyers, sellers, lenders and real estate agents – the real fact of the matter is that properties have in general decreased (some significantly in value) and really some people will not stick their neck out to do a val other than a conservative one. Perhaps I can help you see…[Read more]

bluedog Just a thought but perhaps you could pm kylie your details and she could get the info that you have been chasing. Could be a blessing that she is on the same forum as it gives you a direct person to contact in there
Why am I posting here? Oh, thats right – I was incredulous that someone could suggest 'it is a b…[Read more]
Yes, this is indeed fraudulant – often called lying. The financier is providing more funds than the property is worth, and most credit areas are now very vigilant with wanting to see any contracts in full that have annexures or clauses inflation the price – sometimes done when people buy interstate. As already posted, your solicitor is 'on the…[Read more]
Spicy,I have just read this post from top to bottom, and whether your child care comments were generalised and directed matter of factly to another forum member (which is how I interpreted them ) or were supposedly smart, you have not only unearthed the true nature of what must be a two bit opperation, but as already commented, a serious br…[Read more]
I can't think of a mainstream lender that would directly recommend a course like this. In fact, most credit guidelines recommend doing all you can to try and ensure lo-docs are not used if income can be verified. Clarify it, go full doc, or go elsewhere. Totally agree with the above comments. All the best.
Your 9k would be better spent on using it for a 5% or more deposit on a cheapy property in the middle of nowhere at the asking price and using limited or none whatseover negotiating skills. Seriously. Save your money. NO ONE that charges that sort of dough for 'mentoring' has anything on the agenda other than firslty lining their own pockets, and…[Read more]
Mmmm. I've fine with '100% finance' in the sense that people finance 100% of the purchase by using a 10% deposit via existing equity, but a straight 100% finance deal is a frightening concept at present – if you really can get one. It does call for evidnece of a strong savings plan and stable income though (as you would expect) and is likely to be…[Read more]
While I enjoyed reading Margaret Lomas' books, and her passion for property/building wealth through it, I would never agree with this type of product. The above comments form QLDS007 have been made for a reason (ie they are spot on as you would normally expect !) , and in all fairness, why would anyone want to go with a policy or structure that…[Read more]
One of the positives about this forum is the huge cross section of both experience, investor types and strategies, and ability to both read and ask. Enjoy!PS I never could quite grasp this alphabet business.
thanks for the comments so far guys/girls/others (the latter would be 'scamp' eh?)Pretty much what I have been thinking. I am meeting with another property manager tomorrow, and also have someone who out of the blue approached me to see if they could move in – and avoid the agent altogether. We'll see with that one.Sally ann I think your comment…[Read more]
Basically, although you said they were 'unhappy' is this the reason they have asked you to leave, because of your puppy, ot have they just said they want to move into the house and want you to leave? Not sure aobut the dog, but if it is the latter, I believe they cannot just break the lease agreement. SOmeone in property managment on the forum may…[Read more]
You are in there until April 2009 – unless you breach the temrs of your lease agreement. This is why it can be hard to sell a house with a tennant in it, that has a signed lease, as obviously only another investor is likely to be interested, as the lease has to run it's term. I'm sure if you post more specific details someone will be able to…[Read more]
I'm going to humbly offer some words of wisdom – NEVER EVER cross secure properties for any reason UNLESS you only even plan to buy two, and are never going to sell either of them! With what can be quite severe decreases in property values, you will not be allowed to use the sale proceeds of a property that was cross secured as you would like – an…[Read more]
The last evap system I used was a new bonaire – and it was ok as far as noise goes, and could be almost silent. Bear in mind there is a difference between the 'drum ' type, and the 'blade' type. I think the drum is better, quiter, and more effective. Obv if running flat chat they will all be noisy. Cheers

Hi Kenzel.I must admit it never fails to amaze me how many banks (and brokers sadly) have absolutely no idea. True, everybody has to learn, but to give you advice like that – run a…[Read more]
