Hey Jaffa. Your old NAB business banker may still look after you……discreetely. Unfortunately all NAB busineess banking  homeloans are off shored now for input, so no 'on the spot' results……., but you should get an answer in a couple of days still – and they do have the best rates of the majors. That said, if you apply through the retail…[Read more]

….and if you can avoid using the 'cash advance' side, and get those flyer points…………True though – if you have cashflow, doing a 'churn' to a low interest or interest free balance transfer is the way to go after. Just dont use the card afterwards for anything else until it is paid off.   Cheers

Hi Mr. Property.Just been helping family freshen up an apartment in Stkilda and Elwood – and if they had bougth 1, 2, or 3 years ago they would have been laughing all the way to the bank……….and I think they still are. Only just bought, but a very tight, hot market. Not much under 500-550k at all there – and what is is rugged. Not sure where…[Read more]

Hi Lucky4sMust admit to being touched by your situation – has close to happened to me twice in life. Something it has made me realise, is how hard it is for both younger people, and also the 'career changers' to get a decent job when out of work. Once, I actually tossed in a job to look for work, because I felt it was unethical to be looking for…[Read more]

  • v8ghia replied to the topic Are Real Estate Agents Sexist? in the forum Opinionated! 15 years, 9 months ago

Hi Selina – and welcome to the forum. I think it is not that they are sexist, but ignorant …. Seriously, there are many girls/women right into property investing and construction in a big way nowadays, and it would be an idiot to overlook that.  I think you will find that it is natural people tend to focus there attention on the older person…[Read more]

  • v8ghia replied to the topic 95% LVR in the forum 6.63% is like paying 15 years, 9 months ago

6.63% is like paying 'retail' though (or a westpac discounted rate – snicker) Essentially, most deals around this LVR will require genuine savings, and a reasonable asset position for your age. ie IF you have no savings, your assets consist of a 1983 Holden Commodore, and you have a $15k personal loan forget about it. and as far as the 'major's'…[Read more]

Hi guys,Just felt obliged to say Matt007's comments were brilliant reading – and what this forum is/should be about. Love being positive, but you have just got to be practical and realistic too.  Great stuff.Cheers

  • v8ghia replied to the topic Acreage Property Purchase in the forum Creative Investing 15 years, 9 months ago

Hi Meiki,TO be your PPOR you have to live there – which is a bit hard on a vacant block. Great income you are on – so as Wealth says I reckon allocate a couple of hundred bucks of it towards seeing a savvy accountant or qualified tax advisor. All the best.

  • v8ghia replied to the topic Dilly of a pickle! in the forum Help Needed! 15 years, 9 months ago

Hey,I differ – just done it and it feels MUCH better. Remembering of course it is another  'stick you have in the fire' of your investment journey – cgt free if and when you decide to sell. Go for it!  – and dont look back.  (you will still be able to afford fuel for that V8 too I'm sure.. :-)   )All the bestCheers

  • v8ghia replied to the topic Bad pest inspection in the forum Legal & Accounting 15 years, 9 months ago

Oooo not good. Get onto the original pest inspectors asap, and check out their fine print in the stuff they gave you. THat said, if painters have discovered it, you would think even a ordinary pest inspector would be able to! Depending on their response, you may then have to seek other legal avenues. May I suggest advising your solicitor now, and…[Read more]

  • v8ghia replied to the topic Mortgage break fees – tax deduction in the forum Legal & Accounting 15 years, 9 months ago

Yes, I believe you will find they are, just like the loan establishment fees. (And FYI LMI is deductable over 5 years or the loan term, whichever is less) Just out of interest, before you break, assume they are, and then do the sums and see if it will save you what you hope – remembering you will need to factor in variable rates rising too. If y…[Read more]

Congrats – And I agree with SHales – except for the Dr.Spock book bit – while he now disagrees with his earlier 'opinions' , the anti-discipline approach  and the 'let them find their own way' bit is why we have all these stupid laws now in Aust, and why so many kids today are literally doing whatever they want, whenever they want, and the p…[Read more]

  • v8ghia replied to the topic Loan Structure in the forum Help Needed! 15 years, 9 months ago

Hi Captian M,As Richard has mentioned above, the NAB CHoice package has no monthly fees on any amount of eligible loans you have under it. Depending on who you get to 'look after it' the 'official' bank policy is to cross coll all loans – however you do not have to under the Choice package. From what you have had mentioned re sub accounts etc, I…[Read more]

  • v8ghia replied to the topic Interest rates increased in the forum Hi Keiko,Hope this helps. 15 years, 10 months ago

Hi Keiko,Hope this helps. Obviously the loan with the different amounts is interest only – so depending on the lender, this may be charged on the same date each month, (in which case you should only ever have two different amounts depending on how many days are in the month, with of course Feb being th exception) where others charge it on the…[Read more]

  • v8ghia replied to the topic Getting my property valued. in the forum Finance 15 years, 10 months ago

Hi Benjamin,If there are no genuine comparable sales in your area, it is hard to get a true valuation. Different valuers use different formulas, but essnentially any property that may be overcapitalised and have a suggested OEMV well above others in the area is unlikely to be what the owner would like. Also depends on the valuation 'purpose' too…[Read more]

Hi Des15xJust some food for thought…..you mention not  being happy with the growth – considering you bought at a reasonably high time of the market, youre not doing too bad. To compound that, remember if you sell now and break your fixed rate homeloan you have just eaten up half your capital growth gain anyway! How long is it until your loan…[Read more]
