    Thanks for the response.  Can you give an example of cost effective design?  Would Complete Development Solutions be interested in submitting a tender for the works when I am ready to proceed with the build?  Thanks.

    OC1 – thanks for the detailed and helpful information.  I'm currently doing a development in the Eastern suburbs of Melbourne demolishing the existing house and building 2 new double story townhouses. One is 199m2 (21 squares) the other 131m2 (14 squares) – these areas exclude the double garages.  I'm currently waiting for the Town Planning Permit to come through.  

    Can you give anymore information on your build cost of $625K.  You did mention that you are a registered builder so are able to build cheaper than normal but that price still seems low compared to the research I have come across.  Can you tell me what cost per m2 you use as a guide?  Does your $625K include demolition, garages, landscaping?Will the quality of finish included stone tops, timber flooring to living areas, carpet to bedrooms?

    Any additional information will help.  I will be looking to get working drawings done up and tenders to builders as soon as my TP Permit comes through.  Thanks.

    Thanks for everyones comments.  I'm inclined to engage all parties (architects, engineers, town planner) separately and manage them myself purely to try and reduce cost.  By the way I'm based in Melbourne.  Thanks again.
