    Hello Don @ Liz

    It was a leaking gutter problem that I overlooked and haven’t attended to for two years now.
    I will fix the weather boards and the gutters this long weekend. Thanks for your input.

    The house was built in 1935, I don’t think the weather board on my house have any tongue or groove because I remoember one time that one of the board had sagged dowm due to a rusted nail, so I pushed the board back up and nail a new nail in.

    “Again, if you are going to patch and therefore cut out a slice along a joist you may have to fill out the joist with a batten to allow you to nail the new piece into place.”
    Is the correct term for the stud behind the weather board called “joist” ? Ok, so I saw away the rotten section of the joist, join new timber to the joist and may need to nail in a batten to attach the new weather board.

    One more question, I have noticed that one of the stud behind the rotten weather board is also rotten, Is this going to be a major job or can it be easily replaced? ie saw away the rotten section and join new section to the stud.

    Is there any special technique require?
    If only a section of the length of the board is rotten, Can I just saw that section off or do you suggest to replace the whole board? Mind you that the boards are a bit old.
    Can I buy the new boards from Bunnings? Are there different types of weather board that I have to look out for or they all of the same width and thickness?

    depend on which bank you’re borrow the money from, usually, cost of morgage insurance is about 0.98% to 1.2% of the loan amount.

    Hello Wayne;

    Normally, people lay tiles first then the skirting boards are then fixed to the wall with the bottom edge on top of the tiles. This will make the tiles looks neat. If you fix the skirting board first then lay the tiles it would not look nice because you will see the grouts along the edges.

    Hello Peter;

    Your new book is very similar to Wealth Magic, your first book. What I mean is you teach your strategies to the readers by using your ‘wealthy friend’ as a teacher, which makes it easy to understand.

    I’m up to chapter 13 – The Second Law of Property Investment.

    One thing I’m not very sure and need clarify because of information on the news and paper is that in this chapter (chapter 13) there is a graph shows the % of property growth over the 10 year period, in the 1st year coming off the boom will be flat – no growth (like now), then 2nd year is 7% growth, by the 4th year is 20% growth then flat again for a couple of years then pick up again in the 8th year at 8% then year 9 and 10 to 14% and 21% growth.
    However, from the news and papers, analysts are predicting 5 to 7 year with no growth.

    I do not mean to criticise or any thing, just that I’m still in my early stage of property learning curve and I need to know your thought.

    I have read Wealth Magic last year. It was the first book on investment I have ever read, the book is easy to understand.

    I have just bought your book from a book store last night, so far I have enjoyed it.

    Do you have landlord insurance? If you do, you can claim for tennant damages and unpaid rent.

    I know investing in RE is for long term, but 4-10 years without any CG when (if) you are -gearing, then you are making alot of losses. Wouldn’t you agree?

    Hello Redwing;

    I bought my first house in 1999 in Adelaide for 72K, it was a 2 brm, brick clad home with very high celing and very nice decorative celing ornates in every room of the house, decorative fire place, the whole back yard was cemented with nice gardens. After I got married, due to my mother inlaw’s ill health my wife and I have to move in to live with her to care for her so we rented my house out for $165/week.

    In June 2000 my mother inlaw’s health got worst and needed to live in Melbourne for treatment since Melbourne has better facility, we moved to Melbourne but still keep the rental house, in 2002 the tenant owed 1 month of rent and left without paying, the property manager hired debt collectors to chase the tenents but could not find them and at the time we were young and did not know any investment strategies and because we see its a hussel having live in one state and have an ip in another state, so we sold it for 130K, Late last year a similar house in the same street was sold for 210K.

    If I have some of the knowledge that I have now back then I would have kept it and use the equity to further purchase more IPs. Well it an invaluable less for me.
    Now I’m still learning, but see the market have peek and the news saying that if buy now there won’t be any capital growth for the next 4-10 years so I’m confuse and don’t know what to do.

    Hello Redwing, Sorry in advance, not trying to be picky, maybe a mistype?

    $1200 – $490 = $710pw
    ie $2840 per month.

    Hedrek, $2840 in hand per month is alot of spare cash. Like Redwing said you need to record/budget what you spent.

    For Capital Gain Tax; From some books I have read;
    The % of CG tax is calulated as: No. of Years rented out/No. of Years lived in.

    Werribee is the next suburb (to the West of Melbourne)down from Hopper Crossing. Hopper Crossing is the suburb closer to Laverton RAAF base.
