    Thanks a heap for the advice. We might just live here for 6 odd months, do some renovations then sell.

    might be crap selling in the current market but we will also buy in the same conditions so it won’t be that bad.

    I don’t get emotionally attached to things so that is not a problem there.

    We would purchase another house to move to. Ide never move out and rent.

    Problem I am seeing is that I am of the understanding that the ato requires the borrowed money to be spent on the IP. If i re-finance and have a high amount owing on the IP and less on the new PPoR, we would not be able to claim the interest as that money went to the PPoR not the IP. (played with the figures).

    might have to see an accountant

    3.5% is what we just paid over in Busselton/ however, ide pay it again to them as all other agents in the area are useless.

    try Jennings Hopkins in Dunsborough if your down that way.

    (p.s. we are in sydney so they did everything via phone for us. 100% honest people).

    East Ryde in Sydney is proposed to have it’s name changed to increase property values. The proposal is with the council as the residence believe the suburb name of East Ryde devalues property values. One of the names proposed is Belair.

    I’m not convinced that changing the name of a suburb would instantly increase property values, but then it might. Does anyone know if this type of action been done before with results?

    Nelson ridge is 5 mins drive from me. compare the prices there to greystanes and you will see the HUGE price difference. same location, different name ;)

    We have been dealing with a property manager that sounds just like yours. totally pathetic and useless.

    they are over in Busselton WA. if anyone intends to rent out there, PM me and ill tell you who to steer clear off!

    we were going to turf the PM, but property is waiting settlement so only a month to go till its all over with(IF the buyers finance does not fall through).

    To be honest, i’m looking for a valuer that will really lowball the value.

    quick sit rep.

    I purchased property from dad in 2000 for $180k. I just left it in dads name till I was ready to transfer it over. current value of the property is around $400k. Dad paid 150k for it back in 1996. the deal was that I would pay CGT on it when it was transferred. that time has come. tax office would want a ‘market value’ done as its sold below market rates.

    hence the reason for wanting a valuer to be, ummm ‘sympathetic’ to my situation. [fear]

    out of interest, what checks are normally made ?
