    Dear Age,
    How far would you be ahead(or behind) if you owned 10 or 20 properties? Negative gearing with a positive cashflow will only work for a few properties. Then you start to go backwards.

    No, it’s not too late. They can get an asset lend against their own house quite easily. Then again with any new property. They will also have rent to use for serviceability which may help them borrow more. Asset lends are generally 65% – 75% LVR.

    [:D]I have done this once before in NSW, it was a total headache and I would not recommend it to anyone. I was the vendor and I ended up hiring a solicitor to do it. The kit was a waste of money. When I called up the helpline as I had a problem with the title search they did not help at all!! My advice – use a professional.
