The world is faced with so many problems. Housing boom in the inner Melbourne, people paying million to be a small property  while big land at the outer side of Melbourne are faced with low demand.A wide gap and confuse.

    Hi
has been long time I have not login but looks like school is indeed an important point to pick the right property. Another to be aware of private schools are not governed by the school zone, only the public school.
Then of course with the price of petrol going up, it would be good to minimise traveling distance.

Hmm, look like there is a gap in the system. Wondering why no one highlighted this to the builder governance organisation.
In all project there should always be start and end date. I guess this an learning to be captured. Saving on stamp duty may end up losing interest and opportunity to invest.

Yes it is in Melbourne. Is the vendor in breach of the contract – not really. The problem is the contract did not state the time line and it is an overlook on my side. hmm also my solicitor I suppose.
Is that legal not to put the delivery date.

  • tomtkb replied to the topic North West Melbourne future in the forum No Subject 17 years, 11 months ago

Hmm, I guess in term ofbuying for own stay, North west sound good but for investment point of view, I think the investment growth rate would be slow as mentioned by Michael Y.
Today when I look in Realestate.com.au, they are more cheap land for sale about 100k range. Very attractive!

Yes I have and waiting for response.

Hi Michael, agreed with view – that people don’t live on price alone but price does take up a high % value in decision making.
Also for new PI, these are the locations would be the the place to begin looking for a 1st property(affortability).

    Hi,
In any project management process, every tasks must have a timeline. As for this case, developer cannot take forever to decide when to fix the delivery date. The money put the trusts does not grow and is losing buying power daily and nobody benefited. All the saving in stamp duty is lost, isn’t it?

    Hi Sparky,
Thanks – I do not have a break quotation, only lump sum. I.e. Cost of the House, landscaping, Kitchen Cabinet, build in wardrope and lights.

Hmm I guess the non basic came out to be hundred K. Is that right?

    Regards
    Tom
