    Thanks again Richard,Could I ask you, in your opinion, are there too many grey areas in purchasing a block of units using some form of vendor finance?  Have you bought in the past with your own capital and bank loans?

    Thanks Richard, can you elaborate on that a bit?  Based on a 1 bed unit, current value approx $135,000, renovate (and strata) for up  to $35k and sell for up to $240,000.

    Thanks Linar,Paying ongoing rent while renovating the units would be part of the offer so the vendor is not out of pocket from the delayed settlement.  The upfront and holding costs make the deal too costly.Richard, if the units were sold individually would they be subject to a GST component?

    Luke says that witholding tax is not payable with a W8 form but if a W8 form states I’m a non-US citizen then doesn’t this mean that witholding tax is payable as part of the tax treaty between Oz and the US?

    Thanks guys, your info is invaluable.

    I have been advised that my LLC would be taxed at the rate of 15% which CANNOT be used as a tax credit when bringing the money back to Oz. I can otherwise elect to pay the flat rate of 30% witholding tax instead which would be a tax credit and then bring the money back and pay tax at the rate of Marginal…[Read more]

    Hi Ozi,

    Thanks for the comments, I have spoken to a couple of fellow investors who’ve bought in the same area but I still haven’t been able to get a clear answer on depreciation. I made the purchase because the initial cash returns are excellent and so depreciation will really just be a bonus.

    On the topic of San Antonio, can anyone advise me on obtaining landlord insurance for a duplex I’ve just purchased there? I can’t find any information from a google search.

    Can anyone recommend a broker or insurance company I could contact? Also, any additional information on landlord insurance in the USA would be much appreciated.

    There are a few English real estate companies setup to sell Bulgarian property and so the language should not be an issue. I’ve pruchased over there and I’m very happy with the investments.
