    Hi,

    My understanding is that in Qld all this goes through your local council – I would suggest that is the first place to start. As they will be able to tell you if the planning overlays that apply to your property allow for subdivision. From there they should be able to advise you as to what you need to supply to them to apply for and acheive a Planning Permit – from here you can then contact a private planner /engineer who should be able to provide advice and an estimate of costs involved.

    Hi Guys,

    Some good thoughts on interest only vs P&I loans. We have always done P&I but have been trying to get our heads around the benefits of interest only. Thanks for the reference to some authors – we will get a hold of those books. Thanks Chookie for posting this question.[thumbsupanim]

    We have done several renos in Melb over the past 8yrs. However, always keen to know if there are better & cheaper ways of doing things….

    We purchased for $92,000 in 2002, 18mths later sold for $160,000.

    Two options:

    1. Title Search will tell you who owns the property.
    2. Council Rates will also tell you – however not sure if they will give it out with Privacy Laws – however definetly worth a try.

    Highly recommend Bunning DIY weekend workshops. We also found asking ‘how to’ at the tile factory outlet we received great advice and then just did it ourselves. Saved heeps, but don’t forget to water proof – that’s the expensive bit but very easy to do.

    On our single bed unit we painted the walls, replaced the bench tops (purchased direct from factory) and door knobs (Bunnings) in the kitchen, replaced the little benchtop stove with a full oven and stove, replaced cracked wall tiles (Bunnings cheapies) in kitchen, replaced the carpet thorughout and put a new shower screen and little mirror cabinet in the bathroom. Cost $1800 and it increased our weekly rent by $25.

    Don’t forget if you only hold the property for less than 12 mths then you are slugged with full Capital Gains Tax. Not to mention those stamp duty costs….

    We always consider the return based on cash in and cash out. SO how much return on your cash not on the lending!

    Can I suggest that you look at the worked examples in Steve’s first book? These are well explained and deal with real life situations.

    Hi,

    Three things really motivate us at the moment.

    1. To be able to take the kids on holidays every school holiday, not just the stock standard 4 weeks of annual leave!

    2. The choice to work or not work.

    3. We just love Property – anything and everything!

    Hope this helps – perhaps write your reasons for choosing this investment path and put them up somewhere to remind you regularly.

    We have always hired from Bunnings both smaller hand sander (for around the edges) and larger unit for the main floorboards. These can be quite easily lifted by my husband and fairly easy to operate. Not hard to do yourself.
