    It just may be a matter of him taking some levels on site to verify the heights on the existing plan. Many things on plans, especially old plans need to be confirmed on site.     Thats what easements are for ( to allow people to connect to mains sewer, stormwater etc) yor granparents may own the land but do not have unrestricted rights over the easement.     Assuming its a pipe and not an open drain it may be arguable that you can build over it without obtaining consent from the relevant authority ie council.

    Rick, no offence mate but where do you get your info from. The double storey one and certain size limits are news to me, you do not need to do a course only obtain a certificate of consent from the building commission.     By keeping them under 300m2 you can save on having to provide emergency lighting and by keeping under 500m2 say 499m2 you will not have to provide fire hydrant and hose reels which have ongoing maintanance costs.

    Try the local paper there are many roof plumbers that fix guttering and will do timber fascis as well. What it sounds like to me would be called a concealed gutter rather than box gutter, however im not a plumber.

    Hassle them to the point of harrasment. Late night phone calls, turn up several times a day and ask them why they havent left yet. Do this many times a day it may not be legal, but it works.     Steel might be a good option in perth because of the termites, but her in vic we stay away from them they are noisy, more expensive and not as flexible easy to work with. Never heard of corrosion aroma, but i might be something to look or smell for.

    I would like to hear the comments from the seminar holders. I believe start of small and grow and learn along the way as information takes time to sink in. I wonder if any of the experts that hold these seminars would pay or have paid $3k to attend one themselves.

    Steve, as you would know many blocks are not built on straight away so the Plan of Subdivision Date may not have relevance to the age of a dwelling. Usually the council rates dept will have details of the age of the dwelling or atleast the previous 50 years or so which is more than enough for any depreciation schedule.

    The tenant should be paying untill the lease expires in july however if it goes to tribunal you will have to demonstrate you have done everything in your power to find a new tenant, make sure a for lease sign goes up and take a photo.     Hire a cherry picker and place it on the adjoining block to the maximum building envelope. However over time trees may grow beyond this height. Unfortunatly in most cases you do not own the view.

    Could be a problem if no building or planning permit was ever issued for 2 dwellings.If the proerties are broken up on the rates notice such as unit 20a and 20b find out from the council rates dept when the property was split into two properties. If it was a long long time ago you probably have less to worry about.

    Having inspected Devines workmanship, I would say that they are anything but devine, however as long as the finish looks good to the average person, the mistakes along the way dont really matter.
