    It’s useless responses like your last post that drives me nuts (sorry to be so rude!), it’s not for us to judge those that may or may not have acheived their goals.

    Our goals change regularly and how we reach our goals doesn’t matter as long as we do.

    Let’s focus on investing and sharing information.

    Wow, that was interesting.

    I haven’t been around much (I just pop in and out from time to time) as I started loosing interest in the content before I moved and then had no access for a month and still find the general content uninspiring, same questions, insults and now totally unrelated topics such as tips for studying “hello!”

    The forum does indeed ebb and flow with many characters along the way, always keep in mind that this forum is for serious property investors and they will always be around – maybe just lurking [fear]. I for one will be around for the long term.

    I would also suggest that if it is possible you have a field in our profiles that indicates number of property deals completed and show that info along with the joining date either on teh header of their post or on the public profile details. this would enable people to gage the level of property experience others have which is of most importance when taking strangers advice.

    Just to answer your original question, that forum, along with the others in the same group were closed when the new upgrade happened and all topics were archived. I am sure you could have found a more constructive way to suggest the changes you think would improve this forum by posting them in the forum about the website technicalities.

    Your snide jibe at moderators is unfair, as being a moderator actually sucks!

    I think you are being a bit harsh … you yourself have been deceptive (IMO) by posting look at my photos. That is a very good way of promoting your property for sale to investors without advertising it for sale exactly. I am been harsh back to you but this moral <self edited[inlove]>some times.

    She wants to promote her book, wanted feedback and you would do the same I’m sure.

    I have seen the Wrap Kit and I have to say it is more than comprehensive (if there can be such a thing) a lot of people wont continue with wraps as a result of this product as they will realise that wraps is a serious business not like buy & holds, you have many responsibilities throughout the term of the contract and STeves wrap kit lays it all out, no frills. A top resource for serious investors.

    Our first IP is a serviced appartment in Rosehill NSW with a balcony overlooking the rose gardens and rosehill racecourse, you can also see the harbour bridge and homebush stadium in the distance. Great at this time of year for the slipper. Paid $165k now worth $185k with a 5% or 5.5% rental guarentee.

    We currently have it on the market below market value for a quick sale so we can put the money into our new PPOR.

    We went on to discover Steve and +cf investing and late last year purchased 3 houses in country Vic all renting above market value because we ensure that our properties are the best in the market place.

    After our PPOR is settled we will be on a buying spree [thumbsupanim].

    Firstly I would like to say welcome to Aceyducey and Brenda Irwin, great to have you here.

    Then Castledreamer, I agree with you on this, having said that and I have said this before the forum is made up of so many different types of people, some are genuine investors and some think they are and some just aren’t hence the diverse responses.

    The forum is a friendly one in comparision to others and it lends itself to some irrelevant information being posted.

    As a moderator I would ask that people don’t post very short useless posts for the sack of numbers, it is unfair on other members. But to everyone let’s not get bogged down in small issues, lifes to short.

    Finally, Aceyducey I disagree that the quality of information here is inferior to other forums, having read many of the stupid off topic debates that take place at somersoft I would say that it happens in all forums.

    what if your folks rented the property from you at the same amount as teh mortgage payments or the like, they then have their $400k to invest with or live off, and you keep the unit with no complications etc.

    Just a thought.

    I subscribe to it. Love the case studies and learning new areas that I am unfamiliar with, this issues has industrial property … hmmm!

    Also it is great that as of June it will become a monthly mag making it an even better reason to subscribe.

    The reason is this is a discussion forum, if advertising was freely allowed you and everyone else would be fed up to the eye balls with “junk mail” (so to speak).

    The policy is fair and as Mel mentioned there are other ways of helping.

    Even though I don’t refer to mine anymore as I have passed that phase, it is a resource that I wouldn’t part with. I intend to keep it so my family and kids have the benefit of it in the near future.

    Hi Rated(M)[laughing]

    That is some great advice and I especially think you should go to the library and borrow Richest Man In Babylon it will give some great basic financial guidelines if you read it closely. Unfortunately a lot of parent didn’t receive that information growing up and hence couldn’t pass it on to us.

    When I was 20, I had a friend who’s dad seemed to be really controlling where her “own” income was concerned 10 years later (OK 13 years) she is so well off because she was putting away , buying shares and later on buying property … hindsight is perfect vision!

    So my advice to you is take the advice given above and apply it, and also ask your family and friends for money as birthday and christmas presents instead of gifts and tell them what you are going to do with that money. Use an ING acount or something similar that earns 5% or so and isn’t easily accessable by a teller machine.

    You have got plenty of time, teh real estate market is going away, in 1, 2 or 3 years time you will be WAAAAYYY ahead of the game.

    Hi pumpking

    I don’t have any experience with Hans but I would say that every body has there price threshold for the cost of a seminar, that one has exceeded mine … having said that do as Kay suggested and read some of the “gurus” work then form an oppinion whether you want to learn more about their style of investing.

    You need to think about what you are expecting to get out of a seminar and are your expectations realistic. Also are you “actually” going to use the information or are you not quite ready to start yet (that would prove to be an emormous waste of money).

    In that case the settler can be any body that supposedly deposits the settling sum intot he business account. Ours was our accountant.
