    Speak to your bank, ask who their panel of valuers is and ask if they will accept a valuation that you have paid for with one of their panel members subject to the valuation stating the specific reason that it is being done (which is what you would have spoken to your bank about anyway).

    I think that it is really important for you to know the realistic price for your property and don’t rely on the agents figures.

    We put our last property on teh market to auction but never intended to go to auction, the auction date gave us a finish date for the property to sell and gave the agent some leverage with prospects that “…if you don’t offer now then you will have to bid at auction, and it propbably would sell before that …yada yadda” and we gave the agent instructions to make a private sale.

    It is worth spending some money to make some money, like cleaning up, maintenance etc just don’t over do it of course.

    What wonderful stories, it is haertening to see others think about what they can do to make a little difference.

    Just because you can’t see the effect you don’t know what ripple you might have created by helping in a small way.

    My little thing recently was to send an email to a friend to give her encouragement for a goal she was trying to acheive, then I sent an email to the others in our team asking them to send her an email also, she received over 10 messages in the space of a few minutes and was so overjoyed just to know other people cared.

    Keep the great stories coming, and if you haven’t got one to add, go outside and do something then come back and tell us about it.

    This was not my experience, it was a story recently sent to me …

    At a fundraising dinner for a school that serves learning disabled children, the father of one of the students delivered a speech that would never beforgotten by all who attended.

    After extolling the school and its dedicated staff, he offered a
    question. “When not interfered with by outside influences, everything nature does is done with perfection. Yet my son, Shay, cannot learn things as other children do. He cannot understand things as other children do. Where is the natural order of things in my son?”

    The audience was stilled by the query.
    The father continued. “I believe, that when a child like Shay comes into the world, an opportunity to realize true human nature presents itself, and it comes, in the way other people treat that child.”

    Then he told the following story:

    Shay and his father had walked past a park where some boys Shay knew were playing baseball. Shay asked, “Do you think they’ll let me play?” Shay’s father knew that most of the boys would not want someone like Shay on their team, but the father also understood that if his son were allowed to play, it would give him a much-needed sense of belonging. Shay’s father approached one of the boys on the field and asked if Shay could play. The boy looked around for guidance and, getting none, he took matters into his own hands and said, “We’re losing by six runs and the game is in the eighth inning. I guess he can be on our team and we’ll try to put him in to bat in the ninth inning.”

    In the bottom of the eighth inning, Shay’s team scored a few runs but was still behind by three. In the top of the ninth inning, Shay put on a glove and played in the outfield. Even though no hits came his way, he was obviously ecstatic just to be in the game and on the field, grinning from ear to ear as his father waved to him from the stands. In the bottom of the ninth inning, Shay’s team scored again. Now, with two outs and the bases loaded, the potential winning run was on baseand Shay was scheduled to be next at bat.

    At this juncture, let Shay bat and give away their chance to win the game? Surprisingly, Shay was given the bat. Everyone knew that a hit was all but impossible ’cause Shay didn’t even know how to hold the bat properly, much less connect with the ball. However, as Shay stepped up to the plate, the pitcher moved in a few steps to lob the ball in softly so Shay could at least be able to make contact.

    The first pitch came and Shay swung clumsily and missed. The pitcher again took a few steps forward to toss the ball softly towards Shay. As the pitch came in, Shay swung at the ball and hit a slow ground ball right back to the pitcher. The pitcher picked up the soft grounder and could have easily thrown the ball to the first baseman. Shay would have been out and that would have been the end of the game.

    Instead, the pitcher took the ball and turned and threw the ball on a high arc to right field, far beyond the reach of the first baseman.

    Everyone started yelling, “Shay, run to first! Run to first!”
    Never in his life had Shay ever made it to first base. He scampered down the baseline, wide-eyed and startled. Everyone yelled, “Run to second, run to second!” By the time Shay rounded first base, the right fielder had the ball.

    He could have thrown the ball to the second-baseman for the tag, but he understood the pitcher’s intentions and intentionally threw the ball high and far over the third-baseman’s head.

    Shay ran toward second base as the runners ahead of him deliriously circled the bases toward home.

    Shay reached second base, the opposing shortstop ran to him, turned him in the direction of third base, and shouted, “Run to third!” As Shay rounded third, the boys from both teams were screaming, “Shay, run home!”

    Shay ran to home, stepped on the plate, and was cheered as the hero who hit the “grand slam” and won the game for his team.
    “That day,” said the father softly with tears now rolling down his face, “the boys from both teams helped bring a piece of true love and humanity into this world.”

    Maybe doing something just to be nice will put a smile on many faces.

    Hi Rodie

    You didn’t give much info about the type of debt you have apart from the house, so it is hard to give good advice about getting out of it.

    If it is consumer debt just go about paying it down ASAP and don’t build it up again until you know how to use it to your advantage. If it is just that the house is heavly in debt then it is not doing either of you any favours so maybe this one is best off selling and starting fresh. Emotion is probably attached if it was the family home, but you can’t let emotion get in the way of investing.

    So pay off your debts asap and then assess your position. In the mean time spend some time learning about the investment vehicle that you are planning on using so that when the finances are set so will you be.

    Stop being so bloody sensitive you lot! The tippy toeing is getting to dam noisy.

    Kim,

    A thought that came to my mind was maybe you could “rent” it from her at say the cost of annual ownership (including maintenance) plus upto whatever Centrelink minimal allowance is and then sublet it to others for a profitable rent, she gets to keep her property for a rainy day at no cost to her and you get to make a cashflow on little outlay.

    I also liked the suggestion of a monthly payment system for a purchase, why don’t you speak to your own solicitor for the legalities of that.

    I’m still trying to convince myself that I am doing the right thing, and that this won’t be the one I will regret forever.

    Lisa, just go out there and do so many other great deals that this one will vanish and never be thought of again.

    Well done for walking away from a deal that “might” have been the worst one you could ever make, or not!

    We have a hybrid trust that has been operating for just over a year now so we are only in theearly stages, but we aren’t disatisfied at all and still beleive that our reasons for setting it up are still valid, ie: asset protection and tax effectiveness.

    I would suggest that you determine what is a seasoned investor in your solicitors terms because if he means they have 2,3 or 10 proeprties only then maybe you need to find someone that is in tune with your investing direction.

    Well thanks for the humourous commentary Duece, hadn’t thought about including the glass … maybe that might just work.

    In any case there is a definate minimum price we will accept not based on profit based on costs. So merely reducing the price is not always the solution. If I reduce it too much then they can’t have the glass!!!

    It is as Kay says a case of there being 10 or so units available in the one building and the only differentiators are balconies (which we have) a carspace (don’t have) the front back or side of the building (we are front) and the level, they all fully furnished already. All priced similarly and I am sure negotiable similar amounts. So what is left, a carrot.

    Fortunately we are not under pressure to sell but in order to maximise the velocity of our money I want to sell to do other deals.

    Beside this thread isn’t just about me … oh yes it is .. nah seriously I just thought it would be interesting to see what could motivate you to buy.

    One would think that reducing the price would help but alas no it hasn’t made a diff. So maybe an incentive won’t work either but we are prepared to give it a whirl and if they end up not wanting the incentive then fine we will go back to reducing the price like we initially did but if the incentive ends up bringing us a buyer so be it.

    Sad thing is it is an awesome location with a view straight over Rosehill racecourse rose gardens and views to Homebush stadium and even the Harbour Bridge.

    So Kay, where would you like to go for a holiday?[laugh4]

    Hi Kay

    Interesting comments, we did discuss that as well as a plasma TV etc, how ever in this case there are 18 units for sale in the building so we felt a car had more appeal, being that it can be sold on etc. Having said that I think it would make an interesting discussion so I will start a new thread.

    They were legitimate reasons of course, but as an investor or even owner occupier it is a bit rough. The Owners Corporation had incurred $80,000 (electricity plus security system replacement) worth of unbudgeted expenses during the previous financial year. It was hoped that the expenses could be sustained by the current budget, however the expenses had drained the Owners Corporation reserves and were replenished by the special levy.

    So that’s not to say that it happens every year, but be sure to check out if it has happened to the investment you are looking at on too many occasions.
